the guys go shopping!
today was an eventful day
had the physical home inspection
on coca
got to do over 30minutes of cardio
@ the gym
did not make it to physical therapy
took paul and the kids out to
look for their new home
and it was so cool that paul
wore my his picconi shirt
i had to take their pic!!!
(do you blame me!)
still @ the office
made an offer on a home in rancho
hope so much that we can get it to work
i think it's absolutely as perfect as we can get!

also, got to speak with a dear client
who's battling cancer very bravely,
i may add. it was great to speak w/
you stanley and my thoughts and
prayers, and laughter about your jokes
(and the bunny in the frig) are with
you.

Grow Old With Dogs
When I am old...
I will wear soft gray sweatshirts...
and a bandana over my silver hair.....
and I will spend my social security checks on wine and my dogs.
I will sit in my house on my well-worn chair
and listen to my dogs' breathing.
I will sneak out in the middle of a warm summer night
and take my dogs for a run,
if my old bones will allow...
When people come to call,I will smile
and nod as I show them my dogs...
and talk of them and about them.......
the ones so beloved of the pastand
the ones so beloved of today....
I will still work hard cleaning after them,
mopping and feeding them and whispering
their names in a soft loving way.
I will wear the gleaming sweat on my throat,
like a jewel and I will
be an embarrassment to all...
especially my family...
who have not yet found the peacein
being free to have dogs as your best friends....
These friends who always wait,
at any hour, for your footfall...
and eagerly jump to their feet out
of a sound sleep, to greet you as
if you are a God.
With warm eyes full of adoring love and hope
that you will always stay, I'll hug
their big strong necks ...
I'll kiss their dear sweet heads...
and whisper in their very special company....
I look in the Mirror...and see I am getting old....
this is the kind of person I am...
and have always been.
Loving dogs is easy,
they are part of me.
Please accept me for who I am.
My dogs appreciate my presence in their lives...

influction lessons in my dream
morning
it was so funny this morning
when i got up
i woke from a voice influction lesson
that i was having
in my dream!!!
the coach said you do pretty well, todd
it's just you should mix it up
you start off jazz, jazz, blues,
hip hop, house, hip hop, hip hop, hip hop
and he went on to say
i should change around the styles
of how i talk more
so people would find it more
interesting.
funny, i know, but true??
don't know what the dream means
thought it was funny that 'music types'
were the way that my voice was
described in the dream
working right now and
then am going to get some r & r
have i said that my backyard looks great?
just have to move around some of the furniture and lighting,
but the true 'hardscape'
came out great
thanks again, papa!!
(he did a great job
getting it done, being part of
the solution and also
just taking control and taught
me more of how to let go
in the process)

raising children is not for kids
had some thoughts today
about how much work
and joyful pleasure
one receives from
raising children
you must be ready to say
"goodbye" to your selfish
days of me, myself and i.
also, you have to remember
you are responsible for another
human being's life....talk about
being worried about your
sick dog or cat! this is no
greasy kidstuff! lol
seriously though.....i watch my clients
with their kids and making decisions
taking into full account their children,
the schools, the neighborhood, and
so many little details...is the bedroom too
far away from my room (?)....and the
list goes on
i am so grateful to see that side of
life.....it's refreshing to see all
the great parents this world really
has to offer.
i know that watching clients and friends
with their kids, holds up a mirror
to my own childhood and all the
careful, well~thought out, and sometimes
maybe not so well~thought out plans
that go into making life-impacting
decisions
congratulations to all the wonderful
parents out there!!
also, special thanx to my own dad
who has not always had it easy
(more on that another time)
enjoy your weekend
whatever or wherever
you may find yourself.

nice to catch up

living nearby anymore
he looks great
he's a year and four months
without smoking and you can
really see the difference
in his complexion (sp?)
anyway things are a bit slow
in his area...also, just like here
i think we're just in a more normal marketplace
nowadays, so it may take 30-60-90 days to sell a home
unless, of course, it's highly in demand for the views
or condition, or ?

keep your mind busy
hi again!!
guess i'm trying to keep my mind busy...lol
i'm still @ work and trying to closeout
and complete my paperwork
on the palmetto file
seems there's a leak in the garage
that nobody knew about
the buyer's agent is of course, gone,
out of town and so they called me
and wanted me to fix it...
i, of course, not knowing anything
about it, was able to call my a/c guy/
plumber and i think he's going over there
tomorrow (mostly as a favor to me ~ i'd think,
since it's a holiday weekend, right?!)
anyway, i'm grateful to have so much
to do on a friday night....maybe i'll have
lots to do tomorrow night too!?!!!

u.s. leading index declines
The U.S. leading index, a key barometer of economic conditions, declined 0.1 percent to 138.9 (1996=100) in April, The Conference Board recently reported.
Three of the 10 indicators composing the leading index increased last month, including vendor performance, stock prices, and interest rate spread. Despite the decline, the leading index suggests moderate economic growth should continue in the coming months, according to the report.
The coincident and lagging indices, which reflect current and past economic activity, respectively, increased in April.
The coincident index edged up 0.2 percent to 122.6, while the lagging index rose 0.3 percent to 122.8.

The Internet buyer has become the "typical" home buyer over the last few years, according to C.A.R.'s "2006 Internet Versus Traditional Buyer Survey."
Since 2001, the share of home buyers using the Internet as an integral part of the home-buying process has nearly doubled to 70 percent. More than 50 percent of Internet buyers said the information they gathered from the Internet was less useful than that provided by their REALTORS®, and none considered the information gathered from the Internet to be more useful than that obtained from their REALTORS®, according to the report.
Additionally, Internet buyers are accustomed to receiving more frequent communication and faster response times from their REALTORS®."

addictions and tough love?
hello
kinda down this afternoon a bit
off and on....someone very close
to me has been actually addicted
to something for over 2 years now
and it's gotten pretty bad.
have you ever seen anyone you
love and care about have almost
like "the monster" (that's what
we'll call the addiction) come
and pretty much take over that
person's being?
it's very painful to watch....besides
draining, feelings of helplessness...etc.
i've come to the conclusion today
to confront the person and suggest
that they get the most expensive kind
of help that they can get....short of
quitting their addiction cold turkey.
i'm concerned for many reasons....
and it's been tapping into my
powerless and bringing up issues
from when i lost my mother...
so, yah, kinda hard, but hey, what
in life isn't?
i'll survive.....that's a song right?

Full Income/Full Asset: A Full Doc loan requires asset, employment and income documentation and verification. Two months' worth of bank statements satisfies the asset verification requirement. this week.....what a showgirl she
still is!!
the opening act was my favorite....
like a las vegas extravaganza which
led to the eventual unveiling of
the superstar herself!
she was very polished, friendly,
looked to be having a great time,
concentrating on her every move
and still being present to her
many fans....(la forum)
the hanging on the cross with thorn
crown around her head was "over the
top" for me....but i know by now, it's
entertainment, and she's trying to send
a message, which is not always obvious
(especially when first experiencing
the SHOCKING visuals which she has
become known for).
overall, it was worth the money
and if someone asked me if they should
see it, i would say, if they like her new album,
(alot of it is in the 22 songs, 2 hour extravaganza)
and if they are a visual, they would definitely
enjoy the artistry madonna has created
for her "confessions tour".
.....best part is that she's such a
legend....and has come from a small town
in michigan/middle class upbringing....
she definitely has "conquered" the world...as
i remember she once told dick clark on

Boom May Be Over, But Landing Will Be Soft(May 19, 2006) --
WASHINGTON – The five-year boom in home sales may be over, but strong demographics and job growth promise only a short-term slowdown in most U.S. markets, NAR’s Chief Economist David Lereah told REALTORS® at Thursday’s Economic Issues & Residential Real Estate Business Trends Forum.
His presentation took place during the 2006 REALTORS® Midyear Legislative Meetings & Trade Expo. Speculators and rising interest rates have ended the largest acceleration ever in existing-home prices, but the process is “a needed cleansing” that will help restore balance, said Lereah.
Nationally, homes appreciated a remarkable 12.5 percent on average in 2005. Appreciation for 2006 will cool to 5.7 percent. But even with the slowdown, 2006 will be the fourth best year ever for residential real estate sales with an estimated 6.62 million existing homes sold, Lereah noted.
In 2007, Lereah expects to see existing-home sales rise slightly to 6.7 million units but appreciation to slow to 4.2 percent. To help the industry track performance, NAR’s Research Department is working to develop a real-time pricing tool, “a real estate ticker,” that will update national average home prices every 15 minutes based on data from MLSs, Lereah told the crowd.
To some degree, the next year or two will be “a tale of two cities,” said Lereah. Cities such as San Diego, Miami, and Naples, Fla., that have seen high price appreciation will see sharp drops in sales. Already, between first quarter 2005 and first quarter 2006, existing-home sales declined by 15 percent to 20 percent in Florida, California, and Arizona, he said.
On the other hand, markets that didn’t see exuberant appreciation during the boom are actually experiencing shorter days on market. Lereah pointed to Charlotte, Dallas, and St. Louis as examples of this trend. Even declining markets should remain healthy as long as they have diversified economies and strong job growth, he said. “As long as days on the market don’t extend beyond six months, there’s no need to be concerned,” he said. The possible exception might be California, where a high number of adjustable-rate and interest-only mortgage loans might combine with a price downturn to create problems.
Other possible clouds on the real estate horizon: inflation, high oil prices, and rising interest rates. Yet, Lereah said he doesn’t expect a recession. Strong business spending and a sound economy that should grow 3.5 percent in 2006 promise a positive outlook for real estate. And mortgage interest rates should stay low; Lereah said he expects two more rate hikes from the Federal Reserve in 2006, but rates won’t rise above 7 percent for the year.
“The real estate market got ahead of itself, but now we’re going back to fundamentals and a more balanced market,” he concluded.

california foreclosure activity rises
The number of mortgage default notices sent to California homeowners increased during the first quarter of 2006, rising 23.4 percent from the fourth quarter of 2005, according to a recent report by DataQuick Information Systems.
Lending institutions sent default notices to more than 18,600 homeowners between Jan. 1 and March 31, up 28.7 percent when compared with the 14,501 default notices sent during the same period one year earlier.
Declining home appreciation rates impacted the rise in default activity during the first quarter, according to the report.
While nearly all regions of California experienced an increase in foreclosures, mortgage loans were least likely to go into default in the Bay Area and most likely in the Central Valley and Inland Empire.

builder confidence declines to low last seen in 1995
The confidence level of the nation's home builders continues to decline in 2006, falling this month to its lowest reading since June 1995, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI).
The seasonally adjusted HMI stands at 45, down six points from April's revised reading of 51. An HMI above 50 indicates that more builders view sales conditions as good versus poor.
In the West, builder confidence declined eight points to a seasonally adjusted HMI of 61. According to NAHB, declining demand from investors, rising mortgage interest rates, and continued affordability issues all contributed to the decrease in builders' outlook for the new home market.
All three HMI components declined in May. The indices measuring current and future home sales both fell five points to 54 and 50, respectively, while the component gauging buyer traffic decreased seven points to 32. Home builder confidence edged down across the nation in May.
