cut my own hair today!
had a meeting w/my consultant (business) and saw an old furniture dealer, well not old, but I've know him a long time!
Didn't list the Upland home ~ next week.....
One more appointment left.....hope she wants it....that will mean we're listing her Upland home....
oh, AND THE BIG NEWS, IS THAT YVETTE AND I BOTH GOT OUR RESPECTIVE NEWSLETTERS DONE TODAY....Hope to get mine out soon.

are all relationships two sided? (or supposed to be??)
Had an interesting coversation today and thought to myself, while having it...this is such an interesting topic....
some of the thoughts I had were:
1) If one party is doing stuff for the relationship and isn't communicating correctly what their expectations are, how is the other party/person (not to be confused with a festivity!!) supposed to get it??
2) Is there such thing as "the perfect person" for you (or me)?? Please say, "YES!!"
3) If Yes, then how do you know when it's them?
4) If your significant other or partner tells you that they are going to start trying to do something that you really think you need them to do....like perhaps give you a reminder of how important you are to them (or something like this), then please try to be sure you say, "Thank You" and acknowledge them for trying....
I mean it's very difficult to have relationsips, period.
So when it comes to your next interraction, with someone you work with, someone you share your home with, or someone you're married to, please try to be sure your communication is clear, and as concise as possible, so the other person or party (festivity now, maybe?), gets what you are trying to communicate.
Communication is not difficult. Just clear your head first of all the thoughts you're having before you start talking...and you'll be well on your way. (smile)
(An aside, my computer isn't working right today, so sorry for all the white writing and boring look on all my entries today!!)

funny how nobody ever thinks about how much time I am on the clock...they only think all I did was collect a check after putting my sign up and maybe doing two open houses or so....I have worked and worked and worked to get people's homes sold and it's not almost EVER easy....I love what I do and yes, it does require skill at times and timing and also "know how" in negotiating important factors associated with someone buying your home or you selling it and getting all parties to meet up with.....not to mention having to deal with the other parties Realtors....

Going to work on my newsletter hopefully today so I can get it out by the weekend or first part of September.....also, have a mailing piece that I need to get my photo shot for (hopefully this weekend?) with me in golf pants, etc.....will be hokey, but hopefully make people who live at the golf course remember my name....and to call me when they are selling....ok, gotta get back into my day....have a great day!!

Yup, I can proudly say! Papa Picconi designed this and has been working on it the past month. He and I caught up last night and it was great to also help him figure out how to downsize this pic so he could send it to me. (Had to share it with you....I'm soooo proud of him!!)
Yes, family can be just that, family. Whether you're upset with them, or you're happy with them, it's still the same....they are family and you're kinda stuck with them. Unless you're going to be one of those who doesn't speak with their family? I am not that kinda guy....at least not for too long....LOL (or only if I'm super stressed!!)

STROKE: Remember The 1st Three Letters...
S.T.R. My friend sent this to me and encouraged me to post it and spread the word. I agree. If everyone can remember something this simple, we could save some folks.
STROKE IDENTIFICATION: During a BBQ, a friend stumbled and took a little fall - she assured everyone that she was fine (they offered to call paramedics) and just tripped over a brick because of her new shoes.
They got her cleaned up and got her a new plate of food - while she appeared a bit shaken up, Ingrid went about enjoying herself the rest of the evening. Ingrid's husband called later telling everyone that his wife had been taken to the hospital - (at 6:00pm , Ingrid passed away.)
She had suffered a stroke at the BBQ. Had they known how to identify the signs of a stroke, perhaps Ingrid would be with us today.
Some don't die. They end up in a helpless, hopeless condition instead. It only takes a minute to read this... A neurologist says that if he can get to a stroke victim within 3 hours he can totally reverse the effects of a stroke...totally.
He said the trick was getting a stroke recognized, diagnosed, and then getting the patient medically cared for within 3 hours, which is tough.
RECOGNIZING A STROKE Thank God for the sense to remember the "3" steps, STR .
Sometimes symptoms of a stroke are difficult to identify. Unfortunately, the lack of awareness spells disaster. The stroke victim may suffer severe brain damage when people nearby fail to recognize the symptoms of a stroke.
Now doctors say a bystander can recognize a stroke by asking three simple questions:
S * Ask the individual to SMILE .
T * Ask the person to TALK to SPEAK A SIMPLE SENTENCE (Coherently) (i.e. . . It is sunny out today).
R * Ask him or her to RAISE BOTH ARMS .
NOTE : Another 'sign' of a stroke is this: Ask the person to 'stick' out their tongue. If the tongue is 'crooked', if it goes to one side or the other that is also an indication of a stroke.
If he or she has trouble with ANY ONE of these tasks, call emergency services immediately and describe the symptoms. A cardiologist says if everyone who gets this e-mail sends it to 10 people; you can bet that at least one life will be saved.

So, after the weekend, I will check back with my client and see what happened?? I told them, no problemo, and that we'd list their beautiful home next week....We'll see what happens.
On another note, looks like Estrellita's price reduction was a GREAT CHANGE!! By tomorrow morning, we will have three offers for my Sellers to choose from....WOOHOO!!
I hope to open escrow on it by Monday.
I do have that home poised to be on the Daily Bulletin's Front Cover Page of the Real Estate Section......that was something that I had reserved over a month ago for Estrellita so even though we had one offer at deadline for the newspaper, I went ahead with my previous plan, just in case!!

Remodeling activity increased slightly for renter-occupied housing units but declined overall during the second quarter of 2006, according to the National Association of Home Builders' (NAHB) Remodeling Market Index (RMI).
The current market conditions index, based on current home additions, alterations and repairs, decreased from 48.1 to 45.6, while the future expectations index, determined by the amount of work committed for the next three months and the backlog of remodeling jobs, slipped from 48.9 to 43.5.
Both indexes are measured on a scale of zero to 100, and numbers above 50 indicate improving market conditions.
The RMI declined nationwide last quarter, but remained highest in the West, where the current market conditions and future expectations components stood at 49.7 and 50.5, respectively.As home sales slow, a lower level of remodeling activity is expected; however, changes in the remodeling market tend to be more stable because many home modifications are for maintenance and repair purposes, according to the report.
"The average age of the housing stock is 32 years and rising -- well past the time when major home systems need replacement. Supported by more than $11 trillion in homeowner equity, the fundamentals of the remodeling market will remain strong for the foreseeable future," said NAHB Chief Economist David Seiders.

First-time buyers typically purchase a home equal to 85 percent of the prevailing median price.
The monthly payment including taxes and insurance was $3,290 for the second quarter of 2006.
At 39 percent, the High Desert region was the most affordable C.A.R. region in the state, followed by the Sacramento region at 38 percent.
Santa Barbara was the least affordable region in the state at 14 percent, followed by San Luis Obispo at 17 percent.C.A.R. began producing its Housing Affordability Index (HAI) in 1984. Hope you're having a great day today.
I'm having a bit of a challenging day working on several things at once.
I will be really happy to be home tonight....
although, have lots to do there and catchup on there as well.
I'm heading over to list a home later in Upland....and also, going to do a "look see" in Rancho ~ entry level home....and hoping to continue selling....
Attended an executive type board meeting for the caravan this morning at Mimi's Cafe. It was quite interesting and we covered alot of topics in a fairly short amount of time. It's a great group of people, and what I appreciate most, is that we all get along and understand each other really well...or at least try to! LOL
Ryan Orr, who is our fearless leader and pretty much runs the meetings, is a very level~headed individual. I'm impressed with his leadership skills.....and his ability to think quickly. (which is a great skill to have when you're leading a bunch of salespeople!!)
Looks like I may be doing some press for our group, too, which will be fun. It's a great chance for me to contribute also, so I appreciate that as well. Oh, and we are now going to be called, WEST END REAL ESTATE PROFESSIONALS (WEREP).....hehe Kinda cool, huh?

Good Morning!! How you doing? I had something interesting to talk about on here yesterday and now am too distracted or not awake enough to remember.
What do you have to do today?
I've been thinking alot about farming and getting "the rest" of my pads out to possible clients, etc. Also, I want to do a "Marketing Piece" for a place that I want to be my farm, the Upland Golf Course. I have purchased some golf pants and know exactly that I want to get my photo taken in them for the piece. Been wanting to get that done but haven't yet.
Have to mow my lawn soon ~ this week for sure!!
Papa and Nonna are back from out of town so hoping to have lunch with them today or tomorrow? (Or dinner??)

Home Inspections....
Good Morning!!
How are you doing today??
I have been on the telephone all morning...Mostly covering inspection items...one of my listings had a physical home inspection on it yesterday and so I'm working to find out how it went.
Looks like there were alot of details that came up during the physical home inspection that the other agent and I are working to satisfy both the Buyer's And Sellers' positions and see if we can come to a midway point between the two....This is relevant, because after a home inspection, a buyer could decide that they are no longer interested in the subject property. Also, this gives the Seller a chance to "fix or allow"for any repairs that they Buyer may or is requesting.
Home Inspections are definitely something that I would suggest when buying your next piece of real estate.

Tudor Revival Architecture
Tudor Revival houses (1910 to 1940) grew extremely popular in the 1920s and 1930s, a time when historic architectural styles were incorporated into single-family dwellings. Sometimes referred to as "Elizabethan" or "Half-timbered" houses, the Tudor Revival imitated building features popular during the reigns of Queen Elizabeth I (1558-1603) and King James I (1603-1625); named the House of Tudor.
While primarily derived from English Renaissance buildings of 16th and 17th centuries, many Tudor houses owe their origins to medieval cottages. Some were even built with false thatched roofs, while other Tudor homes incorporated more ornate features copied from late medieval-era palaces. These included steeply pitched roofs, overlapping gables, and beautifully patterned brick or stonework.
One of the main characteristics of Tudor homes is decorative half-timbering -- leaving the wood frame exposed with stucco inset around it.
While wood veneer, stucco and stone were popular choices for exterior wall coverings, brick veneer was most popular after 1920, often featuring patterns such as diamonds. The houses typically were asymmetrical and one-and-a-half or two-and-a-half stories tall.
Chimneys were large and placed prominently, such as on the front or side of the house, and often featured ornamental chimney tops. Window frames were tall and narrow, often displaying small leaded glass panes.

The seasonally adjusted annual rate for privately owned housing starts dropped for the fourth consecutive month in July, falling to a rate of 1.8 million units, according to a report released today by the U.S. Dept. of Commerce.
The July construction pace was down 2.5 percent from June and down 13.3 percent from a year ago. Single-family housing starts decreased 16.6 percent from July 2005, to a rate of 1.45 million units, while starts for buildings with five or more units decreased 10.2 percent to a rate of 264,000.
The number of building permits issued, which can be an indicator of future building activity, declined 20.8 percent from one year earlier to a seasonally adjusted annual rate of 1.75 million permits.

Builder Confidence Declines for Seventh Consecutive Month
Increased sales cancellations, rising home inventories, and high energy costs continue to lower the confidence level of the nation's home builders, which declined for the seventh consecutive month in August, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI).
The seasonally adjusted HMI stands at 32 this month, down seven points from July and down 35 points from a year ago. The HMI has not been below 40 for two consecutive months since December 1991. An HMI below 50 indicates more builders view sales conditions as poor versus good.
All three HMI components decreased this month. The component measuring current single-family sales declined seven points to 36, while the components gauging sales expectations and buyer traffic decreased to 40 and 21, respectively.

California Luxury Home Values Post Small Gains
Luxury home prices in Los Angeles, San Diego, and San Francisco continued to increase during the second quarter of 2006 but at a slower pace, according to the First Republic Prestige Home Index™, which tracks homes valued at more than $1 million in key California markets.
In Southern California, sales of homes valued $10 million or higher have remained strong, while sales in the lower- to mid-tiers of the luxury home market have slowed.
In San Francisco, the entire market for high-end homes has cooled.According to the report, the value of luxury homes in Los Angeles edged up 3 percent from first quarter and 12.8 percent compared with the second quarter of 2005.
The average value of a high-end home in Los Angeles now stands at a record $2.36 million.
The prices of luxury homes in San Diego and San Francisco also recorded gains during second quarter, rising 6.4 percent and 4.8 percent, respectively, from a year ago.
The average luxury home in San Diego is $2.14 million, while the average luxury home in San Francisco is valued at $2.93 million.

Stella Awards
Time once again to review the winners of the Annual "Stella Awards."
The Stella Awards are named after 81 year-old Stella Liebeck who spilled hot coffee on herself and successfully sued McDonald's (in NM). That case inspired the Stella Awards for the most frivolous, ridiculous, successful lawsuits in the United States. Here is this year's Top Winner:
1st Place: This year's runaway winner was Mrs. Merv Grazinski of Oklahoma City, Oklahoma. Mrs. Grazinski purchased a brand new 32-foot Winnebago motor home. On her first trip home, (from an OU football game), having driven onto the freeway, she set the cruise control at 70 mph and calmly left the drivers seat to go into the back & make herself a sandwich. Not surprisingly, the RV left the freeway, crashed and overturned. Mrs.Grazinski sued Winnebago for not advising her in the owner's manual that she couldn't actually do this. The jury awarded her $1,750,000 plus a new motor home. The company actually changed their manuals on the basis of this suit, just in case there were any other complete morons around.

How are you doing today? It's Wednesday, right? LOL Just kidding, I know what today is...was just testing you....lol kidding again! Anyway, was just trying to get my bearings!
It's been a busy, eventful week so far. Seems Sellers are taking hits here and there...and you know what, I think I'd take a hit in this market, versus last years market at this time. We're still above what prices were last year, it's just taking longer for your home(s) to sell.
I had a few appointments yesterday and one was with my business consultant, then another with a client, and we are discussing pricing, etc. It's funny, I forgot to say something that was important....like, I just sold a home yesterday and the price that the Sellers took, ended up being late last years pricing....and for less than that actually......However, it's still a very nice price for the Buyer and Seller and I don't want to get into everyone's purses, just as I assume that people don't want to get into mine.
You have a home, you want to sell it, everyone is doing their best right now to make that happen.
Isadora should be closing later this week and possibly early next week. Waiting right now to hear back from the Lender....

I have been working on a deal and with some clients for three to four weeks.....and yesterday, late afternoon, their offer was accepted.....It's a property in Upland and it's a great price....Seller is moving out of state later this month and the timing and my clients hanging in there and following the property, worked out to their ultimate success. They sounded really happy late yesterday, so was glad about that.
Did manage to get a decent night's sleep....it's amazing how the company you keep can influence you this way or that....also, the way THAT YOU ARE HOLDING THINGS in your head....
