finally, I am hopefully getting my new crown today...this will be a nice change!!


Had Open House on Overland and Sunnybrook over the weekend and it was an ok turnout...not alot, but not a ghost town either....slower than I had hoped on both....Sunnybrook only got three people and one was a neighbor...but like I told one of my clients yesterday, it only takes one.

Plugging and Dinner....




Today was such a really beautiful weather day...the kind that remains in, or will remain in, my memory for quite some time.

I enjoyed the WEREP meeting this morning (and have written more about what we did, etc....and will release the entry as soon as I get a chance to get the photos downloaded from today)....

I was able to walk the 100+ Realtors through my listing in Fontana on Overland Drive, on the big screen....it was cute what Ryan, our fearless leader said....this is such a Todd house!! LOL Everyone is rooting for me to sell it this weekend and I'm hoping to do so...also, working on selling Sunnybrook and have some additional help holding Open Houses this weekend, so will have two, instead of one....Thanks C!!

I'm not sure what to think about 7th Street...my clients are thinking to maybe just wait the market out, which will be a while and I'm not sure they can stay there as long as they may have to wait....whatever they want to do though, is fine by me. Visited them today and talked with and met the guy who owns the home next door that was just majorly remodeled and he's going to sell it for $420K...we are in the $450K's and only have one extra bathroom....this upset me a bit, but I do realize it's beyond my control.

On my way out for dinner at my local favorite restaurant of the moment, Spaggi's in Upland for a nice dinner and even got my workout in this pm, which I was thrilled to get a bruised leg....OUCH!! Think I may have done too much weight? Well, I suppose what's next is the bruised look in athletic gear and I feel a photo session coming on....

cancellation of an escrow/FALLOUT

I guess I'm not immunce to having escrows cancel or fall out...S***!!....yesterday, one of my deals fell out and it was out of my control....I'm not sure if my lender was doing the deal, if it would have worked, but I suppose in the big scheme of things, what matters is that my client is happy working with their relative.....who is or was the lender. ....and has 17 other files going....Like I'm supposed to care about that?

Friday's Caravan...








Today was a success!! I really was thrilled to have each of the people who chair positions, Treasurer, Hospitality, Breakfast Sponsor Chair, etc....speak to our group @ WEREP about how the group and their involvement with WEREP has benefitted them. I was also, for some reason, glad to get to tell the group how the Broker Agent Magazine Cover came about and how things were very exciting and that it's been really a privilege to assist and I'm most appreciative of the opportunity...

I felt very glad to be a member and also, was thrilled that Frances Howdyshell was voted one of our Most Outstanding BusinessWomen of the Year!! Congratulations Frances!! You totally deserve it.

I will have to put the pics on here of the meeting a bit later.

Also, please keep Ryan Orr's baby and his family in your prayers and thoughts. We need to be supportive of our members and fellow associates, whatever our profession is and wherever we do work....being supportive is important everywhere! I know all will be fine, Ryan.

Foreclosure Activity in The Golden State Hits 10-Year High

The number of mortgage default notices sent to California homeowners increased during the first quarter of 2007, rising 23.1 percent from the fourth quarter of 2006 to the highest level since the second quarter of 1997, according to a recent report by DataQuick Information Systems.

Lending institutions sent default notices to 46,760 homeowners between Jan. 1 and March 31, up 148 percent when compared with the 18,856 default notices sent during the same period one year earlier. The median age of the loans that went into default last quarter was 15 months.

Declining home appreciation rates and mortgage rate resets impacted the rise in default activity during the first quarter, according to the report. While all regions of California experienced an increase in foreclosures, mortgage loans were least likely to go into default in the Marin, San Francisco, and San Mateo counties and most likely in Sacramento, Riverside, and San Joaquin counties.

Home Sales Decrease 20.8% in March (article)

The median price of an existing single-family home in California increased 3.2 percent in March and sales decreased 20.8 percent compared with the same period a year ago, C.A.R. recently reported.

"March sales fell below the levels of recent months in reaction to an uptick in mortgage rates earlier this year along with tighter underwriting standards. The year-to-year decline in March was larger than in recent months in part because sales in March 2006 were the strongest in all of last year," said C.A.R. President Colleen Badagliacco.

"Moreover, recent news regarding foreclosures and the subprime situation had an adverse impact on the market psychology of many buyers, leading some to delay their home-purchase decisions."According to the report, the median price of an existing, single-family detached home in California during March was $580,090, a 3.2 percent increase over the $562,130 median for March 2006.

Also last month, closed escrow sales of existing, single-family detached homes in California totaled 427,110 at a seasonally adjusted annualized rate, down 20.8 percent compared with the sales pace recorded one year earlier.

We countered the Buyer this morning on the offer we received on Overland Drive and hope that they come back and accept it.....before it's too late. We are getting more showings and I'm hoping all aligns soon to have this fine property sold and close escrow.

Also, still focusing on getting Sunnybrook & 7th St. in Upland sold....we are getting inquiries on both...I want these three sold.....and will keep working until they are. (well, with some time off in between to sleep and try to keep my life balanced)

Total Traffic for the year...

I am looking at traffic to my website for the year and month....

I need 60 more hits on my website before month's end to break a record for the year....and have a total of 1901+ hits for the month of April. Will I do it? What is it that's making people go to my website?....well, this month it appears that there are over 1,700 google searches with my name....I know, I can't believe it either!! Are they making it to my blog? Wish I had a counter for that....lol

the importance of staying positive...

I believe it's important to stay positive, especially when alot of changes are happening....it gives you more of what you want. Say "Thank You" and focus on what you want. Don't focus on what you don't want....or else you'll just get more of that....to find out more about being positive and a few more survival techniques...you may want to check out "The Secret" ~ It comes in book, audio and dvd form....I appreciate the DVD the most and have watched it more than once in the past 7 days.....also, one of my alltime favorite books is called "The Wisdom of Florence Scovel Shinn" and that has chapters that help tremendously....it's interpretations from the bible, which I appreciated the additional insight as to what "they" were speaking of, when writing it. Every chapter or page that I read in this book, makes me become so much more focused and positive....I wish I had the time to read it daily, like I did last year....but I'm workin on it....ok, enough commentary, back to work I go!!

Request for Repairs..."front and center" in RE industry

Received a form we call, "Request for Repairs" today from the other Realtors on one of my current transactions. Working to go over those with my Sellers.

Also, looks like the SECOND APPRAISAL on a listing that I currently have in escrow went well today....Fewwweee!! We already had to lower the price because it was not coming in @ the sales price...hope to have that behind us and all contingencies removed within the next week....this week, preferably, but I think even early next week should work very fine for all parties...WE ALL WANT IT TO CLOSE ESCROW! hehe AND YEAH!!

Am also seeing my business advisor today to go over a few details about business and the balancing act that we all do with our professional lives, as well as personal. As seen in the previous entry, I have recently gotten a bit behind in my personal life, but you know what, I'm really ok with how everything is and I realize that people realize (just listen to the radio, tv, read the internet) about how much the market, etc. has been in the news...so they know things are "front and center" right now in the industry. Change is good, right?

I'm Sorry!!


For those of you that I'm friends with and do stuff with occasionally or regularly, this entry is for you. I have realized it and I know even my Dad realized it and I thought I'd better write a little note about it to help you understand. I have been extra busy with work....trying to cross every "t" and dot every little "i". It has been challenging and probably right up there with one of the most challenging times to be in the real estate industry.

Although I'm loving what I do, I did want to jot you a note and explain that I'm not ignoring you and that I still care about my relationship with you. I know this may seem weird to put on my blog, but I do realize that many of you read it from time to time as you have told me this. My relationships that I've built and nurtured through the years are the most important thing in my life to me!!....this includes my family, loved ones & longtime friends (and enemies lol), as well as friends of friends.....I will leave you with the funny reminder that I read this morning ...it was my astrological forecast from yesterday, that didn't come in until late last night....I hope you remember how much I value our relationship. And I hope to be able to visit with you soon...or do something fun. I am going to try to visit my family this week....

Upcoming in Rialto...

We knew this was coming...


Met a friend today and some new friends @ It's a Grind today FOR A BUSINESS MEETING...before taking myself out to a movie (matinee).....Although I can't tell you what it was about...I was lucky to go casual.......I think the meeting was a success. Hope so at least!!
I saw "Fracture" with Anthony Hopkins who is such a good psychological character and Ryan Gosling...overall, I thought the movie was a strong B....(B+).....and now back to work....
Just getting ready to eat, actually already engulfed my dinner...it was this Tomato Cheese Sandwich....it's all I could eat after my afternoon of popcorn....drinkin' lots of water tonight and hoping to get to bed at a decent hour. Have more work stuff to finish up on and tightening up of some details.
Tomorrow, working on Request for Repairs for Shadowgrove with my Sellers...also, hoping to receive a long awaited offer or two or three on Overland Drive in Fontana....My goal is to put that together this week, as well as sell Sunnybrook Avenue in Upland...
Funny, how certain details in life can be foreshadowed....I am in the process of working some details out that I was instructed to do in the future, several months ago....so hopefully get that handled this week. It will be a relief....who enjoys being incomplete? Although I would still like to do a few things with this situation in order to be complete...time will tell....and how ever it works out will be fine w/me.

ran into another WEREP member while @ the car wash today....and talked with him, and on the phone pretty much the whole time....sure made it go quick....

note to self: car wash wasn't busy again at around 11am on a Monday morning.

Removal of Contingencies...

Don't forget when you're buying or selling a home that you have to remove your contingencies....

I'm working on getting some removed right now for the buyers of a couple of my listings this week....

Contingencies can be for appraising, loans, inspections and the like....pretty much anything that a buyer would be subject to checking is what can be a contingency...I want to have all contingencies removed this week, as well as 3 more listings sold.....

I have a client who is contemplating selling their home and saying that if it doesn't sell they will just stay there, etc. Meanwhile, they are constantly looking for homes and wanting to see them....and the funny part is ~ the cute part ~ that I know they really do want to move...and are obsessive, so it's cute how my client is soft selling the part that they may not end up moving, because they've been talking about moving for a while.......it's very cute and I just love that my client is being less pressuring about the topic both for themselves and me....I'm very appreciative of it and thought I'd share the cuteness....

How are you this morning?

I am doin laundry already and getting started with my day.....looks like we may get some great weather today...although the streets are still wet outside right now from the pm rain.

Interesting that yesterday spoke with somebody who has a client interested in one of my listings....what was most interesting is how I spoke with two different people from the same company and they were like night and day....one was nice, polite on the telephone and the other one you could just hear him wanting money through the phone. I hate to say something like this, because I want money too. Although, I don't make it my primary, can you hear me wanting money, kinda way....

Money comes to me when I work for it....
I have a few interesting appointments this week....plus, have a special panel discussion at my WEREP meeting....to discuss the advantages of volunteering and what each chairperson has gotten out of volunteering...I'm really looking forward to this, as it will be good team and spirit building for the group as well as the individuals....woohoo!!

I would like to take some kind of trip...looks like I may be able to slip away first part of May....which is just a few weeks away at this point. I have been invited to visit one of my friends and hope it works out.

Made it through my first weekend with my hillbilly look...getting used to it as much as possible....only one more weekend to go hopefully!! AND, I LOVE IT!!

working on and hoping for more sun tomorrow....the sun is our friend for open houses.

showed my Upland listing today on Sunnybrook and I am thinking we may be getting an offer on it soon..I hope that I'm the one to put it together....we'll see. Price is good and competitive for what the home has.....it has all, location, condition and price....price being most important today. We'll see how it goes.....fingers crossed!!

Hopefully I will get to do that soon.....Feels like I want to sell three more listings and sell more homes as well, so it's all in prioritizing and trying to be able to get my rest and keep a balanced lifestyle.....

Fairwell to Victoria....


Today was a bit sad for a few moments, but seasons change and life goes on. Had a glass of wine and some appetizers with Victoria and Wanda from Investor's Title....at the Sycamore Inn....

You can see me being nervous about my crown...and not wanting to show it to you...LOL

I'm very thankful for having had Victoria as a title rep for many years.....10+ for sure!!

Thank You Victoria for your past support and all you did for my clients and I.

I am sad you're leaving and happy for you all in one.

Wanda, no doubt, will take excellent care of my clients and I as she has already demonstrated she is an asset to my team of professionals and title services. Plus, she's the Sunshine Chair at our WEREP weekly meetings and keeps us abreast of what's happening within our "family" there.

Need to sell 1751 N. Sunnybrook Avenue in Upland...going to go reshoot the home photos...probably the exterior front and rear, as well.
If you know someone who is looking to relocate into an 11 year old home (not sure if I had mentioned it before, but the home had nearly ~ about 90% ~ burnt down to the ground from a fire. It was rebuilt 11 years ago, so it's younger than the other homes on the street, plus it's walking distance to Target @ THE COLONIES, STARBUCKS, Z PIZZA AND THE UPS STORE...OH AND OFFICE DEPOT, SPORTING GOODS STORE AND SOON TO BE THE CINEMA.....Well, in a year or two...but it's coming....btw, Albertson's is NOW OPEN.

uh, it's been an adventurous day and has continued to excite/delight as it progresses!!

I had lunch with a friend at Victoria Gardens, then off to Sycamore Inn for Wine Tasting and a farewell to my former title rep, Victoria Hall. I will miss her!!

Then, um, just trying to hang in there with my new crown for the next few weeks.....is this going to work? I shaved my face and wasn't exactly happy to see how thin it is becoming. I'm sure the weekend didn't help much. Hope I gain a few pounds in the upcoming weeks.....but not holding my breathe either.....since I will be having to eat so carefully to not pop my new temp out.....guess, we'll see what happens!! You'll have to excuse my nervous banter....huhu

Sun came out, so I'm a happy camper.

Feelin' much better from the dark weekend that I had....and my flu is at bay for right now, too, which makes me thrilled. Please let me not do too much or process something again so much that it makes me sick....remember, life is short.

letter to a friend...



I was writing to a longtime friend earlier today asking when it would get easier...etc. (without complaining) and was explaining that some of the things that I'm currently going through have been causing me alot of stress....including work, but it can also be a source to assist me and "pull me away" from these other stressful things I'm going through...while explaining, I told my friend(that), "it seems as though I'm having to purge old behavioral patterns ~ and that psychologically and mentally, this has been exhausting. Scary too, since I'm a creature of habit."


After writing to my friend, I was trying to take it easy at my home and ended up rummaging through my nightstand in my bedroom, where I found a manuscript (approx. 4,000 words) that my friend had submitted to a magazine for publication. I was mentioned in it briefly, because her nephew and myself were friends.


He passed in the mid 90's and I was reminded and even told of certain things that he did, his curiosities, his passions and many little things that one can gather from reading a manuscript, as well as the help of knowing the person who is being written about.....


My friend, and her nephew (the person I was emailing this am), was a curious soul. He was a natural born writer and at some point, before he died, I was sure in my mind, that he'd somehow conquer his ambition to write something that would get the kind of recognition that he was desiring and that the success would also bring him a newfound happiness that he didn't currently have...well, it didn't happen, at least on a large scale. Although I'm sure his parents have some of his writings, I'm not too sure that they will ever be published. He was very academic and well read, so I am certain that they would make for interesting reading.....


Anyway, made me think about what people must go through who are not winning the fight against a disease and how could they win it if things are not looking good?


I also remember visiting him at The City of Hope in Monrovia and wondering how much pain he was in....and of course, just wanting him to know that he mattered as a person.....
I would also ask that when my loved ones pass, to gently let me feel their presence in some way.....as if a last "goodbye"....and that they always know how much that they meant to me.

Good Sunday Morning...feelin' a bit under the weather the past two days and I'm hoping that I'll be up and running again soon...I get kinda depressed when I'm not feeling my normal self....do you?

Got myself out to the movies last night with a few friends (Thank You J & S!!!...also, Thank You KFC!!! hehe)...and we went to Victoria Gardens to see "Perfect Strangers"...I am happy to say, I knew what was happening and it was hard to see it on the big screen. There is a surprise at the end, and before I saw it, I had a feeling about it. One of my friends couldn't believe the ending!! The other either, but the other was like, "How did you know that?"...I even surprised myself...LOL

Was supposed to do something later last night, but wasn't in the mood.....so tried to get a good night's sleep (it drizzled a bit last night I heard it) and now have to do a few things around the house and then get ready for work today. May iron my clothes with my new iron and board.

Got my jacket from Banana Republic that they sent to me from a few weeks ago and it's the wrong one....how sad. I'm definitely bringing it back...it's almost too casual....well, maybe I'll keep it...we'll see. It's actually a bit big, oh, maybe I'll just get it tailored around the waist area, cause the chest (the boys) fits fine.

Above is an article that I found in the newspaper....we have had a bad week of press....for the real estate market as a whole.....only the insiders know that it's not as bad as the media is making it sound...stay tuned for the day that I finally do my commentary on this. Yes, I'm thinking "letter to the editor" and everything....Todd's going to pull out all the stops....so somebody better watch out...especially if you're in the media....LOL

Working details on a listing of mine and did a "go see" today in Las Colinas/Rialto....hopefully that goes well and is on the market by Summer. Also, spoke with my clients in my old tract, and looks like in the next month, may be listing their home or in escrow soon.

Had a bit of a day today...trying to make deals work for everyone can be so exciting and you have to be on, on, on. I hope that when I'm done tonight that I'll be able to get a good night's rest.

On the work front~~
We are almost there on one, almost there on another and two are under my belt for the week.....not bad, and am feeling quite streeeetched. Hope that they all close...would be nice to get paid for all the hours I'm putting in the past few months.....and also reimbursed for the expenses that I'm paying, etc. That's hard on your budget when it doesn't close...but they will.

Didn't make it to the gym today or yesterday.....sometimes have to get the work done instead, right?

Managed to see a few friends last night for a few minutes....Great to see you R, T and meet you, J.

I do have a renewed commitment to myself and keeping myself in top form, so am working really hard to set up the right boundaries and apply them to maximize my capabilities (in my life in general) and also streamline as much and wherever I can. Hope I'm making sense? LOL
