and right to keep a buyer's
deposit after they tell
you that they are not in
a position to buy the
property from you?
i think it should be on a
case by case basis....
for example: if the buyer
is cancelling their purchase
the month that the new
construction is closing, then
i think it's probably a good idea
to at least keep half of a $10K
deposit....
unless of course, they have
come in to some financial
difficulties (and can prove it),
or they lost their job
or they may have lost their
spouse or significant other.
then i would say, it's morally
correct to give them back their
deposit.
interesting business this is!
i'm fascinated all the time with
the up's and down's of the
business and how different
things come up. (i know you are
too, richard! hehe...that's why
we so get along)
anyway, i just think it's important
in business to always be fair,
be honest, and deal in good faith.
if you come across a road block
or two, things can usually be
worked out.
one never knows why exactly
someone is saying, "no, you
can't have your deposit back!"
that person may just be having
a bad day. i do know that when
people feel they've been treated
unfairly, immorally or the like,
that they are much less likely
to ever say anything positive
about the person or builder,
or whomever, that they feel
did this to them.
well, i'm getting off my soapbox
