freedom of the seas
Royal Caribbean's Freedom of the Seas is the most anticipated new ship since the Queen Mary 2.
The vessel was recently transferred from Aker Yards in Finland to Hamburg, Germany for finishing touches.
The largest cruise ship ever built will depart Hamburg on April 25 for a transatlantic voyage to New York City, where she will be christened. Her inaugural voyage is June 4.
Freedom of the Seas will carry a maximum of 4,370 passengers and feature an Everlast full-size boxing ring, the FlowRider surfing simulator and interactive water park.
She will also be equipped with two cantilevered whirlpools extending twelve feet out from the side of the ship.

couldn't sleep!
went to bed around 9pm tonight
and didn't or wasn't able
to sleep...
too much going on in my head
i guess...??
real estate can be so wonderful
and at the same time it's one of
those jobs that it's hard to stop
thinking about all the details
sometimes
the wheels just keep turning
no matter how hard i try
to turn them off
gonna do some household
things like pay the bills
etc.
was thinking that i am
so appreciative today
that i am able to
pretty much keep my
bills in check
and afford a good
life
i am thankful for my
clientele and the
trust and confidence
(along with the friendships
i've built along the way)
that they have
extended to me
grazie mille!!
had some ideas tonight
about decoupage~ing
on the new trunks
i got
think i'm going to try
to get some old italian
newspapers and line
the trunks, and maybe
even the outside
(here and there) with
old italo americano
newspapers
thanks for the idea stef!
had dinner w/stef tonight
actually did a wine tasting
together....nice to catchup
on what's happening in
each other's lives
tomorrow i'm listing
a condo near fourth
and turner
it will be priced @ $375K
and is 2 bedrooms + a loft
with an attached two-car
garage
great complex and
my client bought it from
me years ago
it's looking great (since i
had last sold it to her) and
i expected nothing less
she's another who is moving
out of state....where are
you all going?
how am i supposed to stay
in business with 1/2 of my
clientele who are listing
moving out of ca?? LOL

annoying!!!)

the bicycle
and working
out....like

have time

on themselves...
well, today was
just one of those
days where all
i did
was work...
and glad i did.
so there! lol
made me look
@ those guys
differently though
now, that i've seen
what or why
they're actually
having to talk on
their cell
while their in
the gym and
working out
(trying to
destress??)
it was certainly
worthwhile
for me to
do it....and
i'm thankful
although i don't
think i will try
to make a habit
of this....
have to regroup
tonight
now, it's almost 9pm
and shower
after my workout
got a pq letter from
the buyer's lender
tonight after the
gym, hope i didn't
stink.

one is very treasure island
and the other is like

Higher interest rates and declining demand from investors continue to push the confidence of the nation's home builders to lower levels, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI).
The seasonally adjusted HMI stands at 50 this month, down four points from March's revised reading of 54.
An HMI above 50 indicates that more builders view sales conditions as good versus poor.All three HMI components declined in April.
The component measuring current single-family sales declined five points to 54, while the components gauging future sales and buyer traffic decreased to 58 and 39, respectively.
Regionally, home builders in the West maintain the greatest confidence in market conditions, with an overall seasonally adjusted HMI of 70.

LOS ANGELES COUNTY CONTINUES REIGN AS MOST POPULOUS
Of the 20 fastest-growing counties between July 1, 2004, and July 1, 2005, 13 were located in the South, four in the West and three in the Midwest, according to a recent report by the U.S. Census Bureau.
Flagler County, located along the Atlantic coast in Florida, was the nation's fastest-growing county with a 10.7 percent population increase between 2004 and 2005.
In California, Tuolumne (4.5 percent), Yuba (4.2 percent) and Riverside (4.1 percent) counties also were among the top 100 fastest-growing counties in the country.
With 9.94 million residents, Los Angeles County continues to be the most populous county in the nation, according to the report.
Orange and San Diego counties are also among the country's top 10 largest counties, with 2.99 million residents and 2.93 million residents, respectively.

At least 3.7 million instances of housing discrimination occur each year but more than 99 percent go unreported, estimates the National Fair Housing Alliance (NFHA) in its recent "2006 Fair Housing Trends Report."
Based on a multi-year study covering more than 70 real estate offices located in the Northeast, Midwest and South, NFHA has determined three patterns of discrimination in the housing market: denial of services to African-Americans and Latinos; offering financial incentives to whites but not to African-Americans or Latinos; and steering potential home buyers on the basis of race.
Metropolitan areas in the West, including those in California, were not included in the study.According to the report, steering is "the norm" in real estate, with the test areas showing a steering rate of 87 percent.
Despite the federal Fair Housing Act, which prohibits housing discrimination, real estate agents in the test areas often discourage white home buyers from viewing homes located in interracial communities, while African-Americans and Latinos are limited to seeing homes in areas where their race or national origin dominates.

u.s. housing starts rise in march
The seasonally adjusted annual rate for privately owned housing starts rose to 1.96 million units last month, according to a report released by the U.S. Dept. of Commerce.
The March construction pace was up 6.9 percent from a year ago. Single-family housing starts increased 2.6 percent from March 2005, to a rate of 1.59 million units, while starts for buildings with five or more units rose 34.1 percent to 334,000.
The number of building permits issued, which can be an indicator of future building activity, also edged up last month, climbing 1.9 percent from one year earlier to a seasonally adjusted annual rate of 2.06 million permits.
Regionally, the Northeast posted the largest increase in housing starts at 14.7 percent, followed by a 7 percent increase in the South.
