my photographer stopped by my Open House today
Hi There!
Wow!! Today while I had an Open House, my photographer stopped by because they saw my signs and I was so shocked. Even more shocked tonight when I checked my email and found these pics (and a few others which I'll share w/you later) from today while I showed him through the house he just said sit down there real quick or look off to your left....Thank You A!! I owe you one.

Last night was fortunate to have dinner at a past client's home....who bought the home as a repo (former narcotic) home from me about 7+ years ago and WOWEE!! She made it a masterpiece!!

Today, two of my Sellers asked me to reduce their pricing on their homes....so
11555 Overland Drive is now SLASHED TO $640,000.
2677 Presidio Circle is now (this was reduced a few days ago) $520,000.
7625 Cartilla Avenue is now SLASHED TO $450,000.
These are all three very good homes....I know the Sellers and have asked all the important questions to know that they are...so if you know someone looking, please feel free to pass the information or my phone number along to them.
Celebrating a friend's birthday tonight and also tomorrow......(well, two different friends)...alot of my longtime friends have birthdays in March and April....

Staging to Sell!!
Good Evening Everyone!!
Had a spectacular day, filled with excitement from nearly every angle. Got a few family minutes in too, although by telephone, it was a great thing.
I recently listed a home on 7th Street in Upland and the before and after pictures (after the staging process was complete) are remarkable!! The home is ready to sell now and the Sellers even reduced the price by $3K today, so we are moving.
Check out the pics if you get a chance....What a difference a week makes!!

After reaching a five-and-a-half year high in February, consumer confidence took a downward turn this month, largely affected by concerns about the short-term outlook, according to yesterday's report from The Conference Board. The organization's Consumer Confidence Index declined to 107.2 (1985=100) in March, down from 111.2 in February.
Also this month, the Present Situation Index increased to 137.6, while the Expectations Index declined to 86.9.According to the report, consumers remain positive about current economic conditions, but recent changes have created apprehension about the months ahead.
"The recent turmoil in financial markets coupled with the run-up in gasoline prices may have contributed to consumers' heightened sense of uncertainty and concern. The direction of both components over the next few months bears watching to determine whether this decline is just a bump in the road or something more substantial," said Lynn Franco, director of The Conference Board Consumer Research Center.

CA Home Sales Decrease 9.6% in Feb, 2007
The median price of an existing single-family home in California increased 5.7 percent in February and sales decreased 9.6 percent compared with the same period a year ago, C.A.R. recently reported. "Sales in February were at their highest level in eight months, posting their smallest year-to-year decline in 14 months," said C.A.R. President Colleen Badagliacco. "Next month's report could tell a different story since sales last year peaked in March. Looking forward, we are likely to see smaller year-to-year declines as we enter the traditional buying season.

I am glad I don't need a gardener....was looking at the yard today when I got home from work and thought, that will just take a few minutes soon....how was your day?
got a listing of mine ready for showings in the next few days today
and hoping to sell it soon.
just heard something today that made me think, hmmmmm
it was "keep the passion for lovemaking"....
I have been trying to communicate a bit in code I think the past week or so and I hope to be finished soon. Just been adjusting to a few things and in this everchanging marketplace, adjusting there as well...lots of adjustments right now. I am thankful for things the way they are right now.
We're one floor away from each other in this skyscraper called life.

EXHAUSTED
Just got off the phone with one of my clients and had to cancel my appointment for today.
I have spent the past few hours, actually about 2.5 hours working on trying to work with a client of mine who is having to make some very stressful, difficult decisions right now.
I wished it were easier for them (and myself), but with a market like this, just before tax season is ending, these things happen.
Things will get better. I had to cancel my day though as I can't even move or think right now.
Here's to taking care of Toddy too....HAVE A GREAT WEDNESDAY!!

Tuesday night at Picconi's....LOL
Was reminded tonight when I got home how grateful that I am for where I am and what I have. Just hit me as I was walking to be sure that I had closed the garage door on my way in....
Wrote an offer today for a condo in Covina...this will be exciting...hope it works out. My client really deserves and needs it to provide a safe place for her and her two kids, so here's hoping that it works out for them as well.
Had a few minutes to run through Bed, Bath & Beyond today and had to contemplate how much to spend for a new ironing board and if I really would be doing my own ironing in the future. Went ahead and sprung for a new board and iron and I look forward to hopefully being able to use them to press my shirts, pants and whatever else I can get my hands on....NOT!!
Ironed my shirts last week and found it actually to make me feel good, so today pressed on while they were totalling the purchase, which ended up being over $100.
Ran into a few fellow Realtors yesterday while lunching at Saffron's in Ontario. It was a very nice lunch, with a friend who was passing through my area, and also got to meet the Supervisor (the new one) at the Daily Bulletin, and meet a few friends who I used to work with @ Coldwell Banker, now Weichert Realtors ~ Foothill Properties...hope that I spelled it right! Rob and Dee, it was GREAT meeting you!! Linda, so nice to see you again after all these years! (going on 8!)..and meet your son, Tony, too.
My friend was headed into LA for a design show that starts tomorrow in West Hollywood at the Pacific Design Center..hope that's right! He was happy to try the restaurant out with me and it was a chance to catchup on things.....meanwhile, feeding each other ideas that help our respective businesses.....So yeah, it was a good lunch!!
I am drying clothes right now, contemplating if I will do anymore open houses these days ~ it doesn't seem to be helping, really.
Talked with my sign company today and got quotes for finally new Open House Signs!! Hope I can figure out a design for them, etc.
Enjoying my favorite little snack tonight ~ Baguette slices (bread) topped with Pepperjack cheese (or Jalapeno as Trader Joe's calls it!) and a slice of red onion on top of it, baked until the cheese has melted and some Roma Tomato slices with a little glass of red wine, which was courtesy of Steve and Erica for my birthday....Chateau Madonna is what the bottle said and it was courtesy of S & E from The Wine Tailor in Rancho Cucamonga....Yum! It is spicy and from Veneto, which is an Italian way to say the Venetian region of Italy. "Thank You" S & E!!!
Got a good jog in today, (and some weightlifting too!!) after going to do a go-see on a property in San Antonio Heights that I may soon be hired to sell...the previous Realtors (there were two of them) had it priced WAY TOO HIGH.....No wonder it hadn't sold. I told them what I thought and hope to hear back with a go ahead tomorrow.
Ran about 2.7 miles in 24 minutes, not too shabby for an old man like me....hehe. Then went to stock up on Trader Joe's groceries....I'm lucky to make it in there twice monthly...so that was fun. Felt good that I was buying healthy things and did manage to sneak a few sweets in as well, although even the cashier missed them when we talked about eating healthy and also eating sweets.....then she quickly saw them and Todd was caught!! It's fine, I'm fine with it.
My fat content in my body according to my scale is approaching the lowest it's been for a while, so happy about that. Although I do have a reason I'm not eating as much. Work is very stressful right now trying to figure out what's really best for my clients, and there's barely a moment for me to breathe in between the phone and appointments...so yah, felt lucky to make it to the gym and grocery shopping today.
Drying clothes that I stuck in the washer today between appointments and obligations that I had and still have a bit of work to do tonight....so will try to get a bit more done and then of course shower...and get some R & R in. (hopefully 8 hours tonight!!!)

Spring's Newsletter is almost done....
I have had a fairly successful and productive day. Met with a client today...then showed Cartilla several times actually. Organized, organized, organized. Tried to put better systems in place to streamline the way that I do business. (Thank You to the clients who helped with this!! Especially Rene & Mike!!) Got to catch up with a few people that I rarely get the pleasure to speak with....and am printing the "rough draft" as I type this entry of my Spring Newsletter.
Also, took a few pics while out and about of one of my favorite doggie friends, Amber. Isn't she GORGEOUS!?! She's a complete man's best friend and sweet as can be. Her owner is very, very lucky. NIGHT!!

I Love My Dad! Iced Coffee anyone?
I just got off the telephone with Papa and you know, he's a really good person and Dad. We've been much more friendly this week together and all I can say is that it makes me glad he's my Dad....and grateful in other ways, too.
Had an interesting talk with a longtime friend of mine recently....we talked about people in our lives and how important it is for each one of them to compliment your own chaotic life and how that is important on many levels....it was nice to have someone who understands the complexity of relationships (all kinds of them) like that and it made me feel like I wasn't crazy. LOL Thx
Also, getting ready for some serious business this weekend on a few levels....talking about an upcoming, yes, vacation!! And, you don't have to ask me twice.....as long as you're nice. Also, doing some good business stuff this weekend, as well.

Cheating on your spouse entry
gets back online....see it down at March 17th. Had a bit of a little dilemna going on there, so took it off and now it's ok to put back on.
All is fine (hopefully)
Yesterday spent several hours with my family and there was a bit of drama towards the end of the day......Yvette and her longtime friend came out to my place (I didn't want her staying @ hers after the trespasser got arrested, etc.), for dinner and a nice long walk/talk....
She didn't think she'd sleep if she stayed, (so her friend drove her, which was VERY KIND) so she headed home late and here's hoping that today is a better day. I'm very grateful that her friend was there with her. Or else, I don't know how Yvette would have survived this without a physical scratch. The trespasser at one time disrobed and had tattoos about death on his back and turned around so Yvette would see them....yah, this was the scary part for me. Can you imagine? I won't even get into what he was saying, but it wasn't exactly something you'd want to take literally.
Thank You for keeping Yvette in your thoughts and prayers....Thank You, too, God for watching over my precious sister.
Ok, now.....Working on selling Sunnybrook....hopefully. Things are really looking good on that front....

BUILDER CONFIDENCE DECLINES AMIDST SUBPRIME CONCERNSDespite favorable interest rates and growth in the job market, the confidence level of the nation's home builders receded this month among rising concerns about the subprime mortgage market, according to the National Association of Home Builders Housing Market Index (HMI). "Builders are uncertain about the consequences of tightening mortgage lending standards for their home sales down the line, and some are already seeing effects of the subprime shakeout on current sales activity," said NAHB Chief Economist David Seiders.After rising steadily during the past five months, the seasonally adjusted HMI now stands at 36, down three points from 39 in February and down 18 points from a year ago. All three components of the index declined this month. The indexes gauging current and future sales each declined three points to 37 and 50, respectively, while the component measuring buyer traffic edged down one point to 28.

The Federal Reserve's Federal Open Market Committee today reported that moderate economic growth is likely in the coming months, despite ongoing concerns about core inflation. The Committee also announced its decision to keep the target for the federal funds rate at 5.25 percent, where is has stood since June 2006. The federal funds target rate is the interest rate charged by banks when they borrow funds "overnight" from each other.In a prepared statement, the Fed acknowledged mixed economic indicators in recent months, including ongoing adjustments in the housing market. Should inflation fail to moderate as expected, the Committee may raise the Fed Funds rate as necessary.

scared...get me a drink!
I just spoke with my sister and this afternoon, just a few hours ago, she had an unexpected visitor who was a trespasser and they arrested him (for 72 hours at least!) and omg!!
She's on her way out with her longtime friend and I'm cooking dinner for the three of us....omg, I'm so nervous about this trespasser....Papa thinks it was just a coincidence and I'm hoping he's right...Papa is usually right when it comes to these things....hope he's right this time....!
....please, God, don't let this be the beginning of the end...I want to have my family around for years to come.
Spending quality time with them this afternoon, when it comes down to it, your family can be all you have and need to be with.....so here goes. I'm off to cook some dinner for us.....and we'll take it from there....Thank You for your thoughts and prayers, everyone.

movie and Inland Empire Real Estate article
Saw a great movie tonight and the message at the end was "Look forward (in your life) with hope."...so, of course, loved it. The fact that that actors were fun to watch was also exciting...should I tell you what it was? Duh! "P R E M O N I T I O N"....And, no, I'm not going to tell you if it really happened (her husband dying) or not. You'll have to watch it like I did....it's actually better than the last movie I saw, so really, if you're feelin' it, there is nothing I can tell you to sway you NOT to see it.

It's a Grind is located between Milliken and Rochester on the south side of Foothill Blvd...yes, the famed Route 66!! Brand new building, and great corner location....with lots of windows and even a cozy fireplace (and outdoor bistro style seating as well!).

I think that it's very important in life to be 100% (or more!) honest. Especially with your partner, boyfriend, girlfriend, husband or wife, even with lovers. (lovers means that you're just having intimacy with them without any emotional tie)
Why do people cheat? If your needs aren't being met, why stay with the person??
Is this something that you discuss before it happens? (Don't you think that'd be a good idea?)
Why'd you marry them (if you're married) if you couldn't be faithful?
How do you think you're going to feel about yourself now that you've done it and have to live with it...and your partner/spouse/lover does too?
Do you think it's nice to do something for yourself that you know is going to damage another? (their self esteem, confidence, self respect ~~not to mention your own ~~ is probably out of wack if you're engaging in this behavior).
Is this something that your partner will forget over time?
Are you worth your partner forgetting it over time?
Don't you think you'd (or you would have) respected yourself more if you'd have spoken with them and tried to work out the problemo that you're having with them BEFORE YOU CHEATED on them???
I'm very disgusted by this.
I think you should do a years worth of charity work 10-20 hours/week (that you probably don't have!) to make up for this....and I'm just speaking about repairing your bad karma alone!

I will dance with myself to those wonderful tunes of the 50's 60's,and if I, at the same time, wish to weep over a lost love. I will walk the beach in a swim suit that is stretched over a bulgingbody, and will dive into the waves with abandon if I choose to, despitethe pitying glances from the bikini set, (they, too, will get old ifthey're lucky).I know I am sometimes forgetful. But then again, some of life is justas well forgotten and I eventually remember the important things.Sure, over the years my heart has been broken. How can your heart notbreak when you lose a loved one, or when a child suffers, or even whena beloved pet gets hit by a car. But broken hearts are what give us strength and understanding andcompassion. A heart never broken is pristine and sterile and will neverknow the joy of being imperfect.I am so blessed to have lived long enough to have my hair turn gray,and to have my youthful laughs be forever etched into deep grooves onmy face. So many have never laughed, and so many have died before their haircould turn silver.I can say "no" and mean it. I can say "yes" and mean it. As you get older, it is easier to be positive. Sometimes, it's just nice to be busy....so you don't have to sit still and ponder certain dramas that are going on around you.....actually, today, of all the days, I'm feeling much better than I have all week.

I had a great breakthrough this morning after my meeting....was feelin' a bit on the edge and giving people a bit of a hard time (in a joking way, mind you) this am at my Broker/Caravan WEREP meeting, when low and behold...I received a telephone call from a Realtor who was calling to apologize for not getting back with me about something....didn't even realize, but for some reason, had been upset because this person joked about it this morning and I guess once they got back to their office and received my message (from yesterday), they called....and Toddy feels SO MUCH BETTER!! It's nice when people understand you....feels good to me.
Funny how the little things in life, can make such a big difference!
I just logged on and found a simple (and sinfully easy) way to make yourself a St. Patty's Day pin for tonight's festivities....WEREP is hosting a huge party for Saint Patrick's Day and over 170 people have purchased tickets....anyway, here is the link: GO MARTHA!!

Professional Staging...
Managed to squeeze in a meeting with my longtime friend, Cyndee Paulus....I didn't realize we'd known each other 15+ years!! WOW, TIME FLIES AND YES, LIFE IS SHORT.
Cyndee recently retired from working in the resale business of selling new homes (maybe some resale) for Standard Pacific.
She is currently working in her own company. Residential 911 offers professional staging for listings that are hard to sell.....

HAPPY ANNIVERSARY R, G & P
Today got to get out to lunch and visit with my longtime friend, Dana! Dana, it's ALWAYS so much fun to visit with you and catchup....Thank You for your support! Managed to make it on time to my 215pm...how did you do?
After that got to get on my printer's computer and generate a flier for Cartilla.....should be done by tomorrow. Also, picked up my updated flier for Overland DRive....PRICE REDUCTION ALERT: We're now at $690K and my Sellers are very ready to sell this amazing home....check out my website to view the gorgeous pics of Overland.
Had another appointment after that, then another, and it was a great day.
Nonna had a bit of a alarming night, but as of right now, all is fine....Thank You God, and Papa.

Papa and Nonna kept me company Saturday
heart attack
Had two "Open Houses" this weekend....and also got to see some longtime friends. The only thing that I wanted to do that I didn't get to was to get to the movies...maybe sometime this week?
I have been feeling like I may have a heart attack the past week...just a slight tension in my chest....that isn't normal. I'm sure it's from the stress of juggling this and that. I hope to be feeling better this week.
I'm off to the gym....and hoping that my run helps me.
