Mortgage Loan Applications Decline 6.7 Percent
The Market Composite Index, a measure of mortgage loan application volume, was 529.6 for the week ending June 23, down 6.7 percent on a seasonally adjusted basis from 567.6 one week earlier, The Mortgage Bankers Association reported today.
On an unadjusted basis, the index decreased 7 percent for the week ending June 23 compared with the previous week and was down 31 percent compared with the same week one year earlier.
The refinance share of mortgage activity declined to 35.3 percent of total applications for the week ending June 23 from 35.5 percent the previous week.
The adjustable-rate mortgage (ARM) share of activity decreased to 29.1 percent of total applications from 29.6 percent the previous week.

Consumers Concerned About Short-Term Economic Outlook
Despite a one-point increase in consumer confidence this month, consumers remain concerned about current economic conditions, according to a recent report from The Conference Board.
Following last month's decline, the Consumer Confidence Index increased to 105.7 (1985=100) in June, up from 104.7 in May.
The Expectations Index also edged up, rising to 87.6 from 85.1, while the Present Situation Index declined for the second consecutive month, falling to 132.7 from 134.1.The decline in the Present Situation Index is "a signal that the economy is shifting into lower gear heading into the second half of this year," according to the report.
While consumers' outlook for the labor market improved moderately in June, the proportion of consumers claiming overall conditions are "good" fell to 26.8 percent from 28.5 percent.

Home Sales Decreased 21.1 Percent in May
The median price of an existing single-family home in California increased 8 percent in May and sales decreased 21.1 percent compared with the same period a year ago, C.A.R. recently reported. "This is the first time since November 2001 that the median price did not increase by double digits, reflecting the return to the more balanced market that we have anticipated," said C.A.R. President Vince Malta.
"Interest rates, while still historically low, continue to impact sales as did the inventory of homes for sale, which reached nearly a six-month supply in May."
According to the report, the median price of an existing, single-family detached home in California during May 2006 was $564,430, an 8 percent increase over the revised $522,530 median for May 2005.
The May 2006 median price increased 0.5 percent compared with April's revised $561,750 median price.
Also in May, closed escrow sales of existing, single-family detached homes in California totaled 488,260 at a seasonally adjusted annualized rate, down 21.1 percent compared with the sales pace recorded one year earlier and down 5.6 percent from home resale activity in April.

I met with Stephen Dunn and his lovely wife, Anne, today for lunch. He is the Finance Director for the city of Upland.

He has some really exciting information to discuss at his upcoming speaking engagement @ the Realtor/Broker Caravan Meeting. I look forward to Stephen's time with us and hope that the group finds (actually know the group will find) his information he shares most valuable.

butterflies and rice cakes
Good Morning Everyone!!
Nice to see you today ;)
I have butterflies this morning...big day ahead. Have a "go see" in my old tract, where I used to live. Stuff just isn't selling as well as it used to, but this is a beauty, I think, so we'll see how it looks.
Butterflies because I have two VIP closings coming up hopefully tomorrow, providing all goes as planned. Seems there's alot of little loopholes on one of them and the other Realtor seems somewhat secretive or not "in the know" about their job/duties....so it's kinda scary.
I know it will all work out the way it's supposed to, so I'm wearing my "key of life" pendant today around my neck, ALL DAY!
Just got them when I was buying St. Joseph's the other day....also
RICE CAKES ARE MY NEW VICE!!
EATING THEM TO KEEP MY APPETITE DOWN, THROUGHOUT MY DAY, AS A SNACK and IT'S WORKING.
LOST 5 POUNDS the past Two Weeks!!

For some reason, after reflecting about things, I realized she really kinda adored Elizabeth Taylor if I remember right? I will have to ask Jenny.
Busy today, you bet, headache may be coming on already....going to go take some motrin or aspirin right now!

For Bonnie and her loved ones....
Remembering Mrs. Griffith
I remember, Ms. Bonnie and the day that we met
was she rich(?), or did it just seem that she was jet~set??
She was there at Oak Tree with her two daughters...
with their amazing Morgan, Kiko, who was her eldest daughter’s.
Her younger daughter, Stephanie, had a little pony poo,
she was as black and as cute as a little bugga boo!!
I came to know them as "The Griffith’s".... you know,
whether it was practicing, lessons.... or at the horse shows.
Their Dad was Ken, and he was Bonnie’s husband,
I remember seeing him drive his white car and making the horses go abuzzin’.
She used to make jokes about ‘Here comes the beer’...
although I knew, that this was her way of saying, "See, we’re all family here!!"
I know that today, and this week has been rough,
Your thoughts are probably everywhere and you’re not sleeping enough.
But the Bonnie I knew would want you to be,
everything that she taught you, and then, showing her somehow, so she could see.
I know she’s already in heaven and there being a clown,
also that she wouldn’t want her loved ones to be sad, or to frown.
Your Mom was amazing, I know you know it’s true.....
She was classy, sassy, sweet, and sensitive, too!
She will be missed by many, I’m know, my family too,
I know she accomplished what she’d set out to do.....
She raised a beautiful family that I know, I will always remember,

it's really starting to throb now....

Just got two new listings entered and ready for bed
~~finally!!

OPEN HOUSES A BUST!
Good Morning!!
It's another fabulous day in the Inland Empire!
My Open Houses this weekend were a total bust! The more I thought about it and even my Seller on one of them, told me that her son told her, "Mom, if my wife asked me to go out and look @ Open Houses today, IT'S TOO HOT!!"
Of course, I left the air conditioners on @ both, but I was lucky to get 2-4 people total per Open House ~ had one on Saturday, then another home on Sunday.....That just doesn't cut it for me.
I remain hopeful that "Open Houses" will work somehow this Summer in the heat!
You'll probably notice that there are a ton of Open Houses now, too....
.....Just spoke with my wonderful Manager, Jesse, and he said, that because homes are sitting around on the market a longer time right now, that they are being held "Open" to hopefully 'capture' (not his wording but mine here) that buyer!
....so MORE OPEN HOUSES??? Probably....we shall see.

Spanish Style Architecture
While early American architects primarily looked to England for inspiration, some late 19th and early 20th century builders -- especially those in Florida, the Southwest and California -- looked instead to Spain.
The Spanish craze began to spread in 1915, when the San Diego Exhibition showcased architect Bertram Goodhue's reinterpretation of Spanish Gothic buildings for the signature buildings of Balboa Park. The popularity of Spanish-influenced architecture dwindled in 1940, but not before leaving an indelible mark on suburbs nationwide.
Spanish Colonial Revival marked the most formal and historically accurate representation of all the Spanish styles. The architecture featured red tile roofs, spiral columns beside door and window openings, decorative tile trim and heavy, carved doors.
Drawing inspiration from early Spanish missions and churches, Southern Californian architects created Mission-style buildings. Massive stucco walls with broad, unadorned surfaces, shapely, scalloped parapets and arched windows and doors are characteristics of this style. Both the Southern Pacific and Santa Fe railways adopted this style for rail corridor buildings to provide a consistent theme to the Southwest for eastern travelers.
Combining elements of Spanish Colonial and Indian Pueblo architectural forms, the Santa Fe style was a reaction to the Mission style and gave New Mexico a unique architectural identity. Prominent features include thick adobe walls that are slightly rounded and give a smooth stucco finish, and wood roof beams imbedded in the walls that project through to the exterior.

U.S. Housing Starts Decline 3.8 Percent in May
The seasonally adjusted annual rate for privately owned housing starts declined to1.96 million units in May, according to a report released by the U.S. Dept. of Commerce.

stef is an event planner
and probably one of the most
organized people that you will
ever meet!! she specializes in
weddings, quinciniera's (sp?)
and also retirement parties, etc.
she has been a long~term,
valued client and i'm happy
we've been friends and get
to help one another out
yvette had a great time, i
think. i was so glad to
introduce her and stef around
to the people i know, etc.
i was like, give them your card,

importance of exercise
morning!
i'm reprinting my turner flier
then headed to printers to drop
it off and also to the gym
i feel so much better when i workout
at least three times a week
after today, i'll have one or two more times
this week.....we'll see how it goes
lately been doing lots of cardio
and actually need to change my
shirt when i get out to the car
because it's usually all wet
(good sign!!)
may have a new listing in ontario
but maybe not
still waiting to see
they may sell it to someone they
know (for sale by owner) which
is fine w/me really, as long as
it's a positive for them
if not, i prefer to list it
i was able to locate a clamp on
damper clamp yesterday

and the lead!
i actually found it in downtown upland
at a store called quality fireplaces
corner of 2nd and d street
did lowes, home depot, bbq's galore
then finally quality fireplaces
got some miles on my bmw! lol
also, got my bmw's smog done
and then the registration
yikes! it was like two weeks late
;0
glad it's all handled now
working on getting my new newsletters
out
happy day!
