Setting Up Guest Speakers Today
How are you doing today?
I've had a fairly productive day so far. Been working on my files, opened escrow on Louise St. in San Bernardino (Yeah!!) and have been scheduling guest speakers, as well as, trying to get a listing of mine on Broker Caravan for this Friday.
Got a great workout in as well. Also, met the Buyer's Agent on Isadora at his office. Am going to be going over their "Request for Repairs" with my Sellers and hopefully getting everything handled for all parties.
Well, gotta run....still have to get "Thank You's" out for birthday presents.....

U.S. Leading Index Improves in June, 2006
Following two consecutive declines, the U.S. leading index increased 0.1 percent to 138.1 (1996=100) in June, The Conference Board recently reported.
Six of 10 indicators composing the leading index increased last month, including initial claims for unemployment insurance, consumer expectations, real money supply, average weekly manufacturing hours, interest rate spread, and manufacturers' orders for nondefense capital goods.
A key barometer of economic conditions, the leading index signals slow to moderate economic growth in the coming months, according to the report.
The coincident and lagging indices, which reflect current and past economic activity, respectively, also increased in June. The coincident index edged up 0.2 percent to 122.9, while the lagging index rose 0.6 percent to 123.7.

Consumer Confidence Edges Up For 2nd Consecutive Month!!
Though consumers remain cautious about the months ahead, consumer confidence improved for the second straight month in July, according to a recent report from The Conference Board.
Following last month's modest improvement, the Consumer Confidence Index increased to 106.5 (1985=100) in July, up from 105.4 in June. The Present Situation and Expectations indices also edged up, rising to 133 and 88.8, respectively.
Though consumers' assessment of current conditions remains positive, fewer people anticipate improvements in the labor market and overall business conditions in the next six months, according to the report.
In July, the proportion of consumers expecting more jobs to become available in the coming months declined to 14.4 percent, and the percentage of consumers anticipating their incomes to increase remained nearly unchanged from June, standing at 17.7 percent.

Median Home Price in CA Reaches Record High in June!!
The median price of an existing single-family home in California increased 6.2 percent in June and sales decreased 26.3 percent compared with the same period a year ago, C.A.R. recently reported.
"While home price appreciation has slowed over the past few months, the median price continues to climb in most areas of the state and reached $575,800 in June, a new record for California," said C.A.R. President Vince Malta. "For the first time since November 2001, we experienced back-to-back months of single-digit price appreciation, moderated in part by increased inventory levels."
According to the report, the median price of an existing, single-family detached home in California during June 2006 was $575,800, a 6.2 percent increase over the revised $542,330 median for June 2005.
Also in June, closed escrow sales of existing, single-family detached homes in California totaled 483,690 at a seasonally adjusted annualized rate, down 26.3 percent compared with the sales pace recorded one year earlier and down 0.9 percent from home resale activity in May.
"Mortgage interest rates continued to edge up for the fifth consecutive month in June, contributing in part to a slowdown in sales," said C.A.R. Chief Economist Leslie Appleton-Young.
"June 2006 was the first time since late 2001 that the sales pace fell below 500,000 for two consecutive months. Home sales declined 26.3 percent last month compared with June 2005, when they hit the third-highest monthly pace on record."

Hi There!
Had an excellent birthday weekend....Got to see a few movies too, which was really fun! Saw the "Lady in the Water" at Hollywood's Cineramadome (sp?) and then yesterday saw "Superman" (finally!!! Yeah!) at Third Street Promenade in Santa Monica....There were rolling blackouts or some type of blackouts because all of the stores were not open....but my friend(s) and I managed to get into some stores anyway!
Thank You again for your birthday wishes!! (You know who you are) ....Also, for the presents!! You guys are too much....but believe me, it felt great!
Hope you all had a great, cool weekend somehow in these record breaking temperatures...
Today:
Working on an offer on one of my listings....Louise Street...They came in short, so hopefully we'll get to a mutually agreed upon price....let's see how this goes.
Was in the paper yesterday from a conference I attended last week....can't wait to see the article!

Mortgage Loan Applications Decline
On an unadjusted basis, the index increased 36.4 percent for the week ending July 14 compared with the previous week and was down 31.3 percent compared with the same week one year earlier.
The refinance share of mortgage activity increased to 35 percent of total applications for the week ending July 14 from 34 percent the previous week. The adjustable-rate mortgage (ARM) share of activity rose to 29 percent of total applications from 28.7 percent the previous week.

U.S. Housing Starts Decline 11 Percent in June, 2006
The June construction pace was down 5.3 percent from May and down 11 percent from a year ago. Single-family housing starts decreased 13.8 percent from June 2005, to a rate of 1.49 million units, while starts for buildings with five or more units decreased 3.2 percent to a rate of 306,000.
The number of building permits issued, which can be an indicator of future building activity, declined 14.9 percent from one year earlier to a seasonally adjusted annual rate of 1.86 million permits.
The rate of new residential construction decreased across the nation in June. In the Northeast and South, housing starts declined 12.8 percent, while the construction pace fell 9.6 percent and 7.3 percent in the Midwest and West, respectively.

Builder Confidence Continues To Erode
The seasonally adjusted HMI stands at 39 this month, down three points from June and down 31 points from a year ago. An HMI above 50 indicates that more builders view sales conditions as good versus poor.
All three HMI components decreased in July. The component measuring sales expectations declined five points to 46, while the components gauging current single-family sales and buyer traffic decreased to 43 and 27, respectively.
In the West, where builders have been the most optimistic in recent months, builder confidence declined nine points to a seasonally adjusted HMI of 51.

On an unadjusted basis, the index decreased 29.1 percent for the week ending July 7 compared with the previous week and was down 36.3 percent compared with the same week one year earlier.
The refinance share of mortgage activity declined to 34 percent of total applications for the week ending July 7 from 35 percent the previous week.
The adjustable-rate mortgage (ARM) share of activity decreased to 28.7 percent of total applications from 29.5 percent the previous week.

Pending Home Sales Index Shows Stability
In May, the Pending Home Sales Index (PHSI), which gauges home sales activity for upcoming months based on the number of transactions that have signed contracts but are not yet closed, increased 1.3 percent to 113.4 from the reading one month earlier. The May 2006 PHSI declined 10.1 percent from a level of 126.1 reported during May 2005. An index of 100 or more generally indicates a high level of home sales activity.
The PHSI declined across the nation in May compared with the reading a year ago. On a regional basis, the PHSI was highest in the South, where it edged down 7.3 percent to 127.5.
In the West, the index fell 12.9 percent to 110.1. The PHSI also declined in the Northeast and Midwest regions, falling to 106.1 and 100.9, respectively.

movie, "Spiritual Warrior"
(think that's what it was
called??) and it was a
story about a gymnast
who hurts himself and
actor, Nick Nolte, helps
him find his way back
into life, in a more
'spiritual' way....
I can tell you that
it's not the best movie
that I've ever seen...
I did cry some of the
2nd half of the movie
and felt so "in the moment"
of treasuring and reflecting
on the many blessings
that I've been able to
experience in this lifetime
(course, the heartaches too)
and for that "cry",
I'm grateful!!
(I know, I'm a little
crazy, and sentimental, too)

The weekend was relatively
slow as far as sign calls or
buyer calls from the internet
or my ad(s) that are out.
Had a few showings on a few
different listings...We did get
an accepted offer on Loma
Sola, although the Buyer
still has to sell their home.
Talked with a former client
today and that was wonderful!
(Funny how that can always
make you feel better...lol)
Anyway, going to email them
some properties, some of which
will be my actual listings that I
think will totally work for their
current needs/goals.
My Sister, Yvette, surprised me
today with a bouquet of
birthday balloons!!
What a Sweet Sister, huh?!!!

How are you today?
It's almost Friday and I've been getting ready for my 40th birthday. (Wasn't going to mention it on here, but how could I not?)
Anyway, first bday lunch is tomorrow ~ a week early ~ and it goes from there.
Been trying to get tickets to see Kathy Griffin. She's playing in LA tonight thru Sat PM....One of my friends wants to take me for my birthday and I'd love to see her for my birthday. Anyway, we'll see if it's meant to be.
Got an offer on Loma Sola yesterday that I'm going to counter today. Looks as if it may come together, although it is contingent....
Work on the new leach lines started yesterday at Coca....which had closed last week.
Planted My St. Joseph statuette at Louise Street in SB yesterday. Updated the photos too, and got a key copy made, brought the fliers etc.....

why are some people so unhappy?
I just recently closed a transaction
with and they had the nerve
to say that I wasn't proactive
about something that happened
at the last minute.
First of all, the home would still
be on the market if it weren't for me!
Second, I took care of every detail
and so did my lender....I just don't
get it with some of these Realtors
who aren't even that experienced and
act like they rule the world.
Isn't it better to be nice?
What if they bring an offer on one of
my listings? Do you think or should I
tell My client about how they acted
on my last transaction with them?
Think Guys, Think!!
This agent has just been unhappy
and (a bit,um, b**chy) throughout
the transaction and it's a shame
they have to take their unhappiness
out on me...and my client.
Especially when we made it easy
for THEM AND THEIR CLIENTS!!!
Bad, Bad!

that was a "no show" ~ but it goes with the job, right?
