Inland Empire May See Some Foreclosure Activity
I'm getting alot of inquiries right now for foreclosures....here's an article that I had a few entries ago.....although we may see them, right now it's not real apparent yet if there will be lots or if many of the "notice of defaults" will refinance and get themselves safely out of trouble.

Oh, before I forget, it was great to see you today, Glenn ~ Richard, please tell him that was nice of him to say, "Hi".
Ok, I'm really, really excited about the weather tomorrow and a recent breakthrough that I had in my communicating. It has happened pretty much the past 7 days or so and today, BAMM....The realization hit me! Thanks for all of you who have put up with my long windedness at times, and also for your being in my life to assist me with making a living, my work, my personal life, learning more about families and what they're about, and so much more. My sister, Yvette, and I got to spend a few moments together today at Ontario Mills...then got stuck in Costco way longer than I expected, trying to find the items that were in my passport booklet to take advantage of the savings.....
Have a headache right now,and not going to let it stop me.

The number of foreclosure filings across the nation exceeded 100,000 for the fifth consecutive month in December, with foreclosure activity up year-ago levels in all but 13 states, according to RealtyTrac's "December 2006 U.S. Foreclosure Market Report."
In California, monthly foreclosures were down 34.4 percent from November but up nearly 65 percent from December 2005.
Rising interest rates on adjustable-rate mortgages and slower home sales continue to impact foreclosure activity throughout the U.S., according to the report.
The national foreclosure rate in December 2006 was one new filing for every 1,055 households.

The problem is that we need new homes in all price ranges, and given the ever-rising fees and constraints on housing, it's all but impossible to meet the need in the entry-level market, where the need's the greatest," said CBIA Chief Economist Alan Nevin.

An HMI below 50 indicates more builders view sales conditions as poor versus good."The same factors that were evident at the end of 2006 continue to hold true in today's housing market â€" improving affordability measures, strengthening consumer assessments of home buying conditions and an upswing in applications for mortgages to buy homes," said NAHB Chief Economist David Seiders.
"Builders are starting to see that the worst is behind them and that buying conditions have improved to the point that greater optimism is warranted."Two of the three HMI components increased this month.
The components measuring current sales of single-family homes and buyer traffic each gained three points to 36 and 26, respectively, while the component gauging sales expectations remained unchanged at 49. Read this and make a copy for your files in case you need to refer to it someday. A corporate attorney sent the following out to the employees in his company. Maybe we should all take some of his advice! 1. Do not sign the back of your credit cards. Instead, put "PHOTO ID REQUIRED." 2. When you are writing checks to pay on your credit card accounts, DO NOT put the complete account number on the "For" line. Instead, just put the last four numbers. The credit card company knows the rest of the number, and anyone who might be handling your check as it passes through all the check processing channels won't have access to it. 3. Put your work phone # on your checks instead of your home phone. If you have a PO Box use that instead of your home address. If you do not have a PO Box, use your work address. Never have your SS# printed on your checks (DUH!). You can add it if it is necessary but, if you have it printed, anyone can get it. 4. Place the contents of your wallet on a photocopy machine. Do both sides of each license, credit card, etc. You will know what you had in your wallet and all of the account numbers and phone numbers to call and cancel. Keep the photocopy in a safe place. I also carry a photocopy of my passport when I travel either here or abroad. We've all heard horror stories about fraud that's committed on us in stealing a name, address, Social Security number, credit cards, etc.. Unfortunately, I, an attorney, have firsthand knowledge because my wallet was stolen last month. Within a week, the thieves ordered an expensive monthly cell phone package, applied for a VISA credit card, had a credit line approved to buy a Gateway computer, received a PIN number from DMV to change my driving record information online, and more. But here's some critical information to limit the damage in case this happens to you or someone you know. 5. We have been told we should cancel our credit cards immediately. But the key is having the toll-free numbers and your card numbers handy so you know whom to call. Keep those where you can find them. 6. File a police report immediately in the jurisdiction where your credit cards, etc. were stolen. This proves to credit providers you were diligent, and this is a first step toward an investigation (if there ever is one). But here's what is perhaps most important of all (I never even thought to do this.). 7. Call the 3 national credit reporting organizations immediately to place a fraud alert on your name and also call the Social Security fraud line number. I had never heard of doing that until advised by a bank that called to tell me an application for credit was made over the Internet in my name. The alert means any company that checks your credit knows your information was stolen, and they have to contact you by phone to authorize new credit. By the time I was advised to do this, almost two weeks after the theft, all the damage had been done. There are records of all the credit checks initiated by the thieves' purchases, none of which I knew about before placing the alert. Since then, no additional damage has been done, and the thieves threw my wallet away this weekend (someone turned it in). It seems to have stopped them dead in their tracks. Now, here are the numbers you always need to contact about your wallet, etc, has been stolen: 1.) Equifax: 1-800-525-6285 2.) Experian (formerly TRW): 1-888-397-3742 3.) Notes on a Scandal....
I was fortunate to see "Notes on a Scandal" recently and wow!!
I mean, WOW!!
CREEPY at times, Surprising at others, Sexy in many sections.....and
what I enjoyed most was VERY WELL DEVELOPED STORYLINE,
SUPER ACTING (can it get better than Judi and Cate??)
and deliciously surprising....in a spooky kind of way.
It's hard to believe there are people out there
sometimes who are really interesting, yet manipulative,
yet coy, yet the innocence of some can be so disarming
that you may get surprised by what comes out of them...
or how they treat you, or what they really meant when
they said something to you, or invited you somewhere.
DELICIOUSLY FRIGHTENING!!
You'll have to see the movie to see what I mean.
I RECOMMEND IT!!

In other news, I did my photo shoot for the magazine yesterday and I guess it's official...I will be on the cover of the March, 2007 issue of Broker Agent News!! The week has been such a blur, that I'm not even sure if I've already told you....(so if I have, sorry, not trying to be repetitive about it)....it HAS pretty much consumed my week this week, and I'm glad it did. Are you kidding?? This was the chance of a lifetime for me and even the chance of a career, actually. So, "Thank You" to Albert and Christa Ramirez, it's publishers, for making this "once-in-a-lifetime" possible for me. And, Yes, I'm ready for my next cover.
I will try to put the story on here, but need to check with the publishers first, for copyright reasons....it may only be available from the actual article?? NOT QUITE SURE ABOUT THIS?
I ordered a few reprints, well actually 1,000 so if you'd like one, there's one that will have your name on it.

Here is my "New Four Page Brochure" that I did for my listing in UPLAND ON SUNNYBROOK AVENUE. This is the first time that I've ever done one of these and although it was a bit of work, trying to get it all worked out (life is in the details, right?? whoever said that was a very bright individual!!!), it is so worth it.

Sierra Madre Fire Station No. 2 FOR SALE...
Well, interestingly enough, here is the inside and outside of a fire station that I previewed recently "For Sale" in the beautiful city of Sierra Madre....thinking that it would make a great "Loft Style" home for somebody.
You can see the front doors from the inside have a cool effect and also the inside of the bathroom, or what's left of it. The drains had been blocked by the city and it's the city who is selling it. There are approximately 7 offers on it and the offers were due yesterday.
I don't have an offer on it....thought you may enjoy seeing the pics.....sorry there are no firemen for you to see...lol
IKEA.....HAVE YOU BEEN THERE?
This past weekend I was able to get to Ikea....and do a little "looking around".....I can't believe some of their prices were incredibly low!!
While there, I visited the cafeteria/restaurant, and had the best spumoni layered piece of ice cream cake!! YUMMMM...

Thank You for coming by my Open House on Sunnybrook today!! It was great to see you. ;)
It was a successful Picconi Open House and I hope to have the home sold this week. I'm doing my four-sided new brochure on it and hope to have that done by Wednesday or Thursday of this week. We are caravan~ing the home this week!! Going to give away a $50 Gift Card to Starbucks to one of the Real Estate Professionals who visit the home. Drawing will be held just after we view it and before leaving the property....nothing like a little positive reinforcement to try to get people to remember my Upland Listing!! LOL

the most beautiful dream...
I just woke up and had the most
UNUSUAL DREAM....
went in and out of it a few times
that's what was amazing...
does the mind have the power to
repeatedly wake up, then go back
to sleep and return to the same dream?
I did twice!!
In the dream, everyone was so nice,
they were giving out Christmas presents
watching movies, the kids were behaved...
the adults seemed very comfortable
with themselves and their duties,
their ability to have fun,
(I saw my sister in it!)
and respect to their fellow human beings...
I recognized people from my community
and the area I work in....
it was one of the most beautiful dreams
I've had....and then I woke up, have to go
to work, and it all ended at the sound
of my alarm clock, as they were toasting
to happiness, health, & success!!

Many American health care workers, including registered nurses and physical therapists, cannot afford to own a home in a majority of U.S. metropolitan areas, according to a joint study from the Center for Housing Policy and Homes for Working Families. The study, "Paycheck to Paycheck: Wages and the Cost of Housing in America," found that an annual income of $84,957 was needed to purchase a median-priced home of $248,000 during the third quarter of 2006.
With a median income of $37,127, licensed practical nurses are priced out of 187 of the 202 metropolitan areas included in the study. Additionally, registered nurses are priced out of 115 of 202 metro areas, while nursing aids and home health aides cannot afford to buy a home in any of the areas studied.
The analysis also found that housing affordability issues continue for other workers in the community, including police officers and teachers, who are priced out of 161 and 157 areas, respectively. Led by San Francisco, California metropolitan areas accounted for 23 of the 50 least affordable markets included in the report.
NATIONAL DATA SHOWS STEADY HOME SALES WILL CONTINUE
The decline in pending home sales from year ago levels continues to narrow, a sign that market stabilization will continue in the months ahead, according to a recent report from NAR.
The Association's Pending Home Sales Index (PHSI), which gauges home sales activity for upcoming months based on the number of transactions that have signed contracts but are not yet closed, stood at 107.0 in November. A PHSI of 100 or more generally indicates a high level of home sales activity. Over the last five months, year-to-year declines in the PHSI have gradually fallen from 16 percent in July to 11.4 percent in November."
Because there is a stronger parallel between changes in the index from a year ago and the actual pace of home sales in coming months, the index is pointing toward fairly stable home sales in the near future," said NAR Chief Economist David Lereah.
"That is another indicator that home sales likely bottomed-out in September."The PHSI declined across the nation in November compared with the readings a year ago. On a regional basis, the PHSI was highest in the South, where it declined 8.9 percent to 121.6. In the West, the index fell 15.9 percent to 106.6. The PHSI also declined in the Midwest and Northeast regions, falling to 101.7 and 85.5, respectively.

I received a compliment today in an email from one of my clients and it was sweet so had to share it with you......
We are trying to get the client's new property painted, so I had called my painter and asked him to do an incredible job, as my client's very detail-oriented....then let my client know and here's what they wrote back:

I have had a knock out weekend, and yes, I'm about knocked out...haha
The winds have been incredible...skies clear and yet, there's still those winds!! Have had to make a trip down towards the Ontario Mills Mall and have postponed it because I know the winds are just going to be crazy there, along the 15 fwy.
Working on my new listing in Upland....It's on a street called, Sunnybrook. There ARE SO MANY UPGRADES ON THIS HOME, It's going to get a knockout (hopefully) four page full~color brochure just to spotlight it as best I can.
I managed to read a periodical that goes out exclusively to Realtors, and the forecast for the year, nationally speaking, is that's it's going to go up (prices) by 1.5%. This will vary from region to region. It mentioned areas of intense growth, such as the Inland Empire (I'm thinking?), will take a bit longer to adjust...by the end of the year, the article said, and then 2008 will be another year of increases....Not Bad if you really look at it all.
I hope that this year is a bountiful year for everyone in the real estate field.
I want to send out a "BIG THANK YOU" to my clients, friends and colleagues for their continued support and making it a pleasure and privilege to work in this field.
