Real Estate Industry Optimistic about Future

Nearly two-thirds of real estate professionals believe the U.S. real estate market will either strengthen (16%) or stay the same (47%) within the next 12 months, according to the recent third-annual Bryan Cave Real Estate Executives' Forecast Survey. About 35% of respondents said the industry will weaken.

"The survey reveals that most real estate professionals have faith in the real estate market, contradicting recent news coverage and suggestions that the real estate market is likely to falter," said William B. Tate II, a partner in Bryan Cave's Real Estate Group. "The market may not be continuing to grow as rapidly as it has in recent years, but investors feel real estate is still a solid investment. We believe the survey suggests that real estate professionals have another reason to be optimistic; they can diversify their investments and minimize risk by expanding their investments abroad."

Other findings include:
Sixty-one percent of real estate executives plan to invest in land outside the United States within the next 12 months. Countries named for land investment by the respondents include Mexico (15%), China (15%), United Kingdom (12%), Canada (8%) and Japan (8%).
When asked to identify factors or events that will have a significant impact on real estate investments in the coming 12 months, respondents cited interest rates (45%), job creation and employment (10%) and the U.S. economy (8%).

Five hours later, the truck driver was driving through the heart of San Diego when suddenly he was horrified!! There was the blonde walking down the street and holding hands with the two chimps, much to the amusement of a big crowd.

With a screech of brakes he pulled off the road and ran over to the blonde. What the heck are you doing here?" he demanded, "I gave you $100 to take these chimpanzees to the zoo."

he was ABSOLUTELY RIGHT!!


Today, after stepping out of the gym

on the way to my car

walked passed a guy, who said, "how's it going?"

I responded, "Good!" (thinking I was all cool and that would be the end of our conversation, right?!)

He then said, "Great!! Gotta keep it up!" (meaning you gotta keep things going that way)

I again responded.....affirmatively...."Yup!!"

He then said, "(You know), it's up to you!"

I then said, "I know (implying I know you're right)",

Then he said coyly,

"Otherwise, you're betraying yourself."

I said, "I know, You're ABSOLUTELY RIGHT!!"

Then I kept running our dialogue over and over
in my head on the way to my car......

It's interesting, isn't it, how one person,
who you think is not important, can sometimes
support a way of thinking that is helpful
to you, or act as a mirror or a reminder to something
that you may already know, but don't always act on?

Thank You to the total stranger near the gym who helped me (and hopefully others) while just doin' his thing!! He was my helper today in the game of life. ;)

Eatin' dinner now and then doing some more research.....and then I'm going to possibly go see some real estate......we'll see.....Night!!

U.S. Housing Starts Decline 19.8 Percent in August...

The seasonally adjusted annual rate for privately owned housing starts dropped for the fifth consecutive month in August, falling to a rate of 1.67 million units, according to a report released yesterday by the U.S. Dept. of Commerce.

The August construction pace was down 6 percent from July and down 19.8 percent from a year ago. Single-family housing starts decreased 20.6 percent from August 2005, to a rate of 1.36 million units, while starts for buildings with five or more units decreased 16.9 percent to a rate of 265,000.

The number of building permits issued, which can be an indicator of future building activity, declined 21.9 percent from one year earlier to a seasonally adjusted annual rate of 1.72 million permits.

The construction pace for housing units decreased across the nation in June. The rate for privately owned housing starts declined 28.8 percent in the Midwest, 28.2 percent in the West, 24 percent in the Northeast, and 9.9 percent in the South.

Builder Confidence Declines To Lowest Level Since February 1991....

The confidence level of the nation's home builders declined for the eighth consecutive month in September, a reflection of increased sales cancellations and rising inventories of unsold homes, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI).

The seasonally adjusted HMI stands at 30 this month, down three points from August and down 35 points from a year ago.

In the West, the HMI has steadily declined since April and now stands at 38. An HMI below 50 indicates more builders view sales conditions as poor versus good.Two of the three HMI components decreased this month.

The component measuring current single-family sales declined 5 points to 32, while the component gauging sales expectations fell four points to 37. The component measuring the traffic of prospective buyers remained unchanged at 22.

Fed Holds Funds Rate @ 5.25%

The Federal Reserve's Open Market Committee today decided to maintain the target for the federal funds rate at 5.25 percent. This is the second consecutive month the committee opted not to raise the target rate, which steadily increased from 1 percent to 5.25 percent between June 2004 and July 2006.

The federal funds target rate is the interest rate charged by banks when they borrow funds "overnight" from each other.Citing the cooling housing market as a factor for "moderation in economic growth," the Fed also reported higher levels of inflation. "

However, inflation pressures seem likely to moderate over time, reflecting reduced impetus from energy prices, contained inflation expectations, and the cumulative effects of monetary policy actions and other factors restraining aggregate demand," the Fed said in a prepared statement.

The Fed also indicated the possibility of future interest rate increases, acknowledging that "some inflation risks remain. The extent and timing of any additional firming that may be needed to address these risks will depend on the evolution of the outlook for both inflation and economic growth, as implied by incoming information."

Yesterday had the same lunch, too.....It's been Saffron's all week, or at least the past two days in a row.

Ate way too many desserts and got a dozen of them today ....I think I will be needing to head back to my cardio SOON.

Yvette and I got to see each other this morning at the meeting and then for Lunch....then she headed to get her hair done and I headed to run errands, work stuff at the office.

Am now preparing for an appt. tomorrow.......then may try to get myself to the pool or at least rest a bit....I'm tired today!!

A Belated Birthday Lunch....for Rene



Today I was fortunate to go to lunch with a longtime friend at WAMU (Washington Mutual)....

Rene and I met back when I was in college and looking for a part~time job to accomodate my college workload, etc.

She hired me at what was then called, Home Savings....we worked together about a year and then I graduated college.

I'm fortunate that we have remained friends for what is now going on 17 years!!

She's a sweet woman, Mom and Yes, Grandmother, too.....(I know she looks GREAT, doesn't she?!!!) and it's a wonderful feeling to still be friends.

We caught up and celebrated her birthday.....3 months late, and it was really nice. (Except, we forgot the Birthday Cake, Rene......OOPS)

Had lunch in Downtown Upland ~ Cafe Allegro....I had the Chicken Panini Sandwich and she had the Farfalle with Gamberetti (Butterfly pasta with Shrimp).

Happy Belated Birthday, Rene!!!

my trip to riverside

Last week, I ventured to Riverside and have included some of my pics of where I went to....for some of you who haven't been around in So Cal for a while....

Started on the 10 fwy, headed on the 15 fwy south, then 60 fwy east and then took the 215 fwy south....my old stomping grounds near Perris....took Alessandro Blvd. exit and ventured through MISSION GROVE area.....where I found CinemaStar....

My field trip was to get some movie tickets for some clients who live out that way and just closed escrow....as their closing gift.

From there, headed down to the 91 fwy and ventured back westbound until I got to the Tyler Galleria and it was so crowded their ~ parking was NOT GOOD, so ran across the street to Circuit City for another client gift....

It was fun riding in the Mini Cooper and racing around....

Option ARMs Remain Popular Despite Risks and Higher Rates

Despite concerns from regulators, lenders continued to issue large numbers of so–called option ARMs during the first five months of the year, new data show.


An option ARM is an adjustable–rate mortgage that gives borrowers multiple payment choices each month, including a minimum payment, an interest–only payment and a standard mortgage payment. The loans often feature a low introductory rate that is used to set the minimum payment in the first year.

Many borrowers have been attracted to these loans because of their low introductory rates, which have run as little as 1%. But borrowers who elect to make the minimum payment can be hit with a rising loan balance. They can also face "payment shock" down the road, when their monthly payment resets. Roughly 75% of borrowers with option ARMs are currently electing to make the minimum payment, according to UBS AG.

Option ARMs accounted for 12.3% of mortgage originations through May, up from 8.4% in all of 2005, according to a new study by Loan Performance, a unit of First American Corp. The study looked at loans sold to investors that buy mortgage–backed securities. (The data exclude loans sold to Fannie Mae and Freddie Mac, two large mortgage–finance companies whose share of the overall market has been shrinking.)

The loans’ popularity comes as rising interest rates are making them less attractive. Many lenders have boosted their introductory rates to 2% or more. Once the introductory period ends, the true interest rate on the loan can be more than 7%, according to HSH Associates, financial publishers in Pompton Plains , N.J. That is well above the current 6.64% average rate on 30–year fixed–rate mortgages, according to HSH.

"It’s hard to know why anybody would want [an option ARM] in the current rate environment," says Keith Gumbinger, a mortgage analyst with HSH Associates. Yet borrowers seeking to lower their monthly payments have few other choices. Given the narrow difference between short– and long–term interest rates, Mr. Gumbinger says, "there are very few products that...provide payment relief."

There already are signs that some borrowers who took out option ARMs are running into trouble. Foreclosure rates for option ARMs "are rising fast," although they are coming off very low levels, according to a report issued last month by Credit Suisse Group. Option ARMs are going into foreclosure an average of 10 months after the loan is made, earlier than for other types of loans, and that is "a cause of concern," the report said.

Meanwhile, some big lenders may be beginning to push option ARMs less aggressively. Countrywide Financial Corp. says its option–ARM volume was down 42% in July over the same month last year, compared with a 19% decrease in overall loan volume. Downey Financial Corp. said in its second–quarter earnings release that its loan volume had suffered because of the company’s decision to raise the minimum payment on its option ARMs.

Federal bank regulators have proposed guidelines for nontraditional mortgages that would require lenders to provide more disclosure and tighten up their lending requirements. Regulators say they are concerned that borrowers who take out these loans may not fully understand the terms and potential risks of their mortgages. They hope to issue the final guidelines in the next 30 to 60 days, according to the Office of the Comptroller of the Currency.
Despite their downsides, option ARMs have been particularly popular with borrowers who are refinancing. They accounted for roughly 17% of refinance transactions nationwide through May, according to the LoanPerformance analysis, and nearly 37% of refinances in California .


Fewer people have been choosing interest–only mortgages, which allow borrowers to pay interest and no principal in the loan’s early years. Such mortgages accounted for 21.6% of loan originations, according to the LoanPerformance analysis, down from 26.2% last year. Forty–year mortgages have replaced interest–only loans as the "affordability mortgage du jour" for borrowers with blemished credit records, says David Liu, a director in UBS’s Mortgage Strategy Group. Subprime interest–only loans have come under pressure from credit–rating agencies and bank regulators.

My Mom's Birthday....

Saturday is My Mom's 59th Birthday....she'd be turning 59 if she were still alive.....It's weird to think sometimes that she never even made it to 28.....I did have a huge birthday party at my home when I turned 28....most people didn't know this, but it was to celebrate me making it that far in life.....and partly celebrate her giving me this life....since she never made it that far.

I will undoubtedly have a more difficult time of it this year....seems like it's a bit more emotional the older I get.....I wonder why? Isn't it supposed to get easier?

I do have an appointment that I just set this afternoon for that day, so hopefully that will help keep me out of dangerous too emotional territory.....

Did manage to buy a new cell phone today with a blue tooth.....heard about the new cellular phone law? Not sure when it comes into effect? Thought I'd heard on the news that it was November, 2006, but maybe I'm just being uptight about it.

Anyway, got one now and hopefully will be used to it in the next week.

Had lunch at Cafe Allegro in Downtown Upland with my longtime Friend, Rene.

September is National Preparedness Month

Each September is designated as National Preparedness Month, a nationwide effort highlighting the importance of emergency preparedness to Americans. San Fran or Napa?

Yesterday I changed my sheets and was thinking this morning how nice it is to sleep in fresh, clean linens.....I usually change them a few times a week, and just got this new therapeutic pillow.....and then saw this weekend, that Costco has them for half the price. They are $20 for two....so I may be headed back there today.

Reminder: Everything you do can come back to you......always be kind, thoughtful and sometimes when it's the hardest to be nice, remember that while you don't owe anyone kindness or thoughtfulness, you owe yourself that ~ to treat others the way you would like to be treated.

I'm reading a book that's called, "The Wisdom of Florence" by Florence Scovel Shinn and it's very helpful in many ways about wanting a spouse, money, peacefulness, to heal from a debilitating illness or disease and many other things....I'd recommend it for anyone who lives in this crazy world we all call life.

Today I have lots of phone calls to make and straightening out of details to do. Hope to be fairly done or getting to the point of completion by 12pm.

Working on a few new listings and also planning a trip .......looks like it may be to San Fran....haven't been there in almost three years so that will be fun. It's a very charming city.....

Italian Bruschetta .....from Picconi's kitchen....


Was preparing dinner the other night and thought to snap a few photos to share it with you.....one of my favorite stores, Trader Joe's, has pre~made Bruschetta (sp?) topping...it has artichokes, garlic, other veggies and is in olive oil....you can put it in the frig if you don't use the little jar (see pic) and reuse at a later date....since it's in olive oil, it last longer in the frig....

After spreading the topping on the cut up bread, place in the oven, until warm and getting toasty ~ then serve and watch your company delight in the "gourmet" flavor!

caravan meeting.....



Friday's Caravan meeting....was a great turnout and also a really fun day for a few people......


First, William (Bill) Ruh, Government Affairs Director of Citrus Valley Association of Realtors was kind enough to join our group. (Thanks Bill!!)

It was great to learn little legal tidbits of what's being lobbied for Realtors and winning....especially the proposed tax for transfering of properties....etc....My Sellers are "THANKING" you too, Bill, for your support and voice for us.....

Then, Wanda, with Investor's Title, won the drawing and over $2,200 (!!!!) ...by drawing the Joker out of the deck.....Imagine my surprise....and excitement for Wanda.....Bill was on my right and Wanda on my left.....I felt "in the middle" of the highlights of our meeting and grateful to be there, also.

I got the chance to network the other night

at Maggie's home on the golf course in Upland....

What was great was that it was a nice group!!

There was an investor, a decorator, a builder, an insurance agent, a title company representative, Maggie's husband, Phil, and also another Realtor, an organizer for files/file storage, and also an underwriter for loans.....

Told You!!

It was really nice....also, that there weren't all Realtors, like many of the functions that I attend for my work.....
