Got a tour of the new Rancho Cucamonga Performing Arts Center and Library yesterday!!
It was sooooo nice!! The grand opening is this Saturday and VIP showings and such are happening this week for contributors (of which Stef, who invited me, and I am), as well as Volunteers (Stef volunteers!!)....
It was beautiful...we kept saying it was much like Disneyland and there are alot of colors and it's brilliantly put together....There's an adult area, with a huge window that you can see the gorgeous Rancho Cucamonga Peak from, also there's a fireplace in that room. Then there are kiddie sections, with furniture that looks like books and stuff ~ very clever!!
There's a section where you can watch the constellations in the ceiling...done by fiber optics....
I have pics from the tour and will share them with you on a future posting....for some reason my computer is not allowing me to post them today! Waaaa!!
Anyway, it was great. Thank You to all of those who volunteer!!
Also, Thank You to Stefani, for inviting me and getting me involved.

biting my tongue
Today I've had to bite my tongue a few times ....Preparing for some appointments, especially one with a client that may be upset with me because I'm not going to suggest the price they want to sell their home for....when I meet them. ....Hmmmm, what sells a home these days?
Well, I did speak with my Manager, Jesse, about it just now, trying to prepare myself.
Some people don't get what they want and automatically have to put blame somewhere. The kind of clients that I want to work with are the kind that are flexible to their approach, try for the most, but ultimately do rely on a "professional's" opinion..... and also value it. They have a goal, and want to utilize the services of a professional to achieve that goal....Those are the kinds of clients that I want to work with....and the kind of Salesperson that I want to work with too, when I'm buying something or acquiring services for something.....
The kind of clients that I don't care to work with anymore are the kind who don't listen and aren't "up to selling".....I mean, this isn't a "dress rehearsal" ~~ YOU EITHER WANT TO SELL YOUR HOME OR YOU DON'T.

great afternoons start here!!
I'm enjoying Pet Shop Boys and also been working on my computer doing research, putting an offer together for a past client (although low), all afternoon.
Did manage to get a good bicep and lat workout in, along with my cardio. I want to go to the Pasadena gym tomorrow...hope I get to!
Have more to do....just finished my second afternoon cup of coffee, rather MUG!

Hello There!!
It's been an introspective weekend for me......
How has your weekend been?
I'm getting ready to take a shower right now and just thought I'd check in with you. The weather is gorgeous.....I cleaned out my closet, almost completely, last night until midnight. Found some things that I bought over 10 years ago and cleared lots! It feels good doesn't it? You know what I'm talking about ~ when you get rid of stuff, or pass it along to someone else who may be able to use it more and stuff, and it kinda of lightens your load, etc. Right?
"Tati Danielle" ~ Have you heard of that French movie? I hear it's very funny and also comedic when it comes to family life.
There are many twists and turns in the game of life. It seems that sometimes I don't know which way to go, or I get so caught up in the "end result" that I start missing details and cause myself some stress (or as I call it, Stressa!)
I have been retrospective the past week and trying to figure out how I can not be so worried about the end result and just enjoy the process. Can you believe me? Well, most of you know me, and know that I'm results oriented and that I am very focused on stuff when I'm doing it. Maybe I'm going to become more fun oriented or at least just start "trusting" that all will go well with things that I'm doing. I know we are products of our upbringing and "experience" of growing up, so I'm aware and I am just trying to make my experience on earth here more pleasurable for myself.....as well, as others around me.
How do you get the wisdom and wear~with~all to do the right thing in life and not be doing stuff that will attract negative things to you, instead ??
Well, time to shower and get ready......oh, also got to clear off my desk at my home office and that was really nice, also. Caught up with my filing, also. Didn't make it to the gym today, but yesterday was able to get in there.

DRIVING ON A FLAT.....
I discovered yesterday, or rather, this morning is when it was confirmed to me, that I have been driving on my mini~cooper tires with one of them BEING FLAT!!!
They have these special "drive~flat" tires which are a cool feature of mini's. It's just that I didn't realize it....Good Thing that I know now. Turns out my two front ones weren't wearing properly and now that this has happened, it called my attention to it. Funny how things like this can happen, huh?
So, this morning I was prepared to have my car towed in for repairs, and decided to just drive it to the Dealership and they referred me to an outstanding TIRE GUY if you're ever in need! He also does Snoop Doggy Dog's Cars and is one of his neighbors, which was cool.....

Mortgage Loan Applications Rise
The Market Composite Index, a measure of mortgage loan application volume, was 553.3 for the week ending Aug. 4, up 4.9 percent on a seasonally adjusted basis from 527.6 one week earlier, The Mortgage Bankers Association reported today.
On an unadjusted basis, the index increased 4.3 percent for the week ending Aug. 4 compared with the previous week and was down 24.9 percent compared with the same week one year earlier.
The refinance share of mortgage activity increased to 38 percent of total applications for the week ending Aug. 4 from 37 percent the previous week. The adjustable-rate mortgage (ARM) share of activity hit the lowest level since March 2004, declining to 27.6 percent of total applications from 27.8 percent the previous week.

CALIFORNIA FORECLOSURE ACTIVITY RISES!
The number of mortgage default notices sent to California homeowners increased during the second quarter of 2006, rising 10.5 percent from first quarter, according to a recent report by DataQuick Information Systems.
Lending institutions sent default notices to 20,752 homeowners between April 1 and June 30, up 67.2 percent when compared with the 12,408 default notices sent during the same period one year earlier.
While second quarter's foreclosure activity hit the highest level since first quarter 2003, default notices still remain below the historical average of 32,762 per quarter.Declining home price appreciation was the major contributor to the increased default activity last quarter, according to the report.
While nearly all regions of California experienced an increase in foreclosures, mortgage loans were least likely to go into default in Marin, Santa Cruz, Santa Clara, and El Dorado.

HOMES SALES EXPECTED TO REMAIN STEADY FOR THE REMAINDER OF 2006
The housing market will continue to stabilize through the end of 2006, with U.S. home sales anticipated to reach the third highest levels on record, according to NAR's recent forecast. For the year, existing-home sales in the U.S. are expected to fall 6.5 percent to 6.61 million units, while new-home sales should reach 1.12 million units, down 12.8 percent from 2005.
NAR also projects the national median existing-home price to increase 4.3 percent to $229,000 in 2006.
"We've seen a minor easing in closed transactions of existing-home sales, and a slight increase in the leading indicator of pending sales based on contracts," said NAR Chief Economist David Lereah. "New-home sales and housing starts have been fluctuating, so the overall market is stabilizing."

FED OPTS TO KEEP RATE @ 5.25%
The Federal Reserve's Open Market Committee yesterday decided to suspend interest rate hikes, maintaining the target for the federal funds rate at 5.25 percent. This is the first committee meeting since June 2004 that did not result in an interest rate increase.
The federal funds target rate is the interest rate charged by banks when they borrow funds "overnight" from each other."Economic growth has moderated from its quite strong pace earlier this year, partly reflecting a gradual cooling of the housing market and the lagged effects of increases in interest rates and energy prices," the Fed said in a prepared statement.
The Fed also indicated the possibility of future interest rate increases, acknowledging that "some inflation risks remain. The extent and timing of any additional firming that may be needed to address these risks will depend on the evolution of the outlook for both inflation and economic growth, as implied by incoming information."
