Option ARMs Remain Popular Despite Risks and Higher Rates

Despite concerns from regulators, lenders continued to issue large numbers of so–called option ARMs during the first five months of the year, new data show.
An option ARM is an adjustable–rate mortgage that gives borrowers multiple payment choices each month, including a minimum payment, an interest–only payment and a standard mortgage payment. The loans often feature a low introductory rate that is used to set the minimum payment in the first year.
Many borrowers have been attracted to these loans because of their low introductory rates, which have run as little as 1%. But borrowers who elect to make the minimum payment can be hit with a rising loan balance. They can also face "payment shock" down the road, when their monthly payment resets. Roughly 75% of borrowers with option ARMs are currently electing to make the minimum payment, according to UBS AG.
Option ARMs accounted for 12.3% of mortgage originations through May, up from 8.4% in all of 2005, according to a new study by Loan Performance, a unit of First American Corp. The study looked at loans sold to investors that buy mortgage–backed securities. (The data exclude loans sold to Fannie Mae and Freddie Mac, two large mortgage–finance companies whose share of the overall market has been shrinking.)
The loans’ popularity comes as rising interest rates are making them less attractive. Many lenders have boosted their introductory rates to 2% or more. Once the introductory period ends, the true interest rate on the loan can be more than 7%, according to HSH Associates, financial publishers in Pompton Plains , N.J. That is well above the current 6.64% average rate on 30–year fixed–rate mortgages, according to HSH.
"It’s hard to know why anybody would want [an option ARM] in the current rate environment," says Keith Gumbinger, a mortgage analyst with HSH Associates. Yet borrowers seeking to lower their monthly payments have few other choices. Given the narrow difference between short– and long–term interest rates, Mr. Gumbinger says, "there are very few products that...provide payment relief."
There already are signs that some borrowers who took out option ARMs are running into trouble. Foreclosure rates for option ARMs "are rising fast," although they are coming off very low levels, according to a report issued last month by Credit Suisse Group. Option ARMs are going into foreclosure an average of 10 months after the loan is made, earlier than for other types of loans, and that is "a cause of concern," the report said.
Meanwhile, some big lenders may be beginning to push option ARMs less aggressively. Countrywide Financial Corp. says its option–ARM volume was down 42% in July over the same month last year, compared with a 19% decrease in overall loan volume. Downey Financial Corp. said in its second–quarter earnings release that its loan volume had suffered because of the company’s decision to raise the minimum payment on its option ARMs.
Federal bank regulators have proposed guidelines for nontraditional mortgages that would require lenders to provide more disclosure and tighten up their lending requirements. Regulators say they are concerned that borrowers who take out these loans may not fully understand the terms and potential risks of their mortgages. They hope to issue the final guidelines in the next 30 to 60 days, according to the Office of the Comptroller of the Currency.
Despite their downsides, option ARMs have been particularly popular with borrowers who are refinancing. They accounted for roughly 17% of refinance transactions nationwide through May, according to the LoanPerformance analysis, and nearly 37% of refinances in California .

Such mortgages accounted for 21.6% of loan originations, according to the LoanPerformance analysis, down from 26.2% last year. Forty–year mortgages have replaced interest–only loans as the "affordability mortgage du jour" for borrowers with blemished credit records, says David Liu, a director in UBS’s Mortgage Strategy Group. Subprime interest–only loans have come under pressure from credit–rating agencies and bank regulators.

My Mom's Birthday....
Saturday is My Mom's 59th Birthday....she'd be turning 59 if she were still alive.....It's weird to think sometimes that she never even made it to 28.....I did have a huge birthday party at my home when I turned 28....most people didn't know this, but it was to celebrate me making it that far in life.....and partly celebrate her giving me this life....since she never made it that far.
I will undoubtedly have a more difficult time of it this year....seems like it's a bit more emotional the older I get.....I wonder why? Isn't it supposed to get easier?
I do have an appointment that I just set this afternoon for that day, so hopefully that will help keep me out of dangerous too emotional territory.....

I'm happily making a day of work and getting "errands" done today.
Missing my Grandmother today....took this pic of her riding with me in my car and we were rocking out to George Michael's "Too Funky" song....Nonna was bobbing her head from right to left and I just thought it was too fun! Took the pic with my cell camera, so it's not super clear.....apologize for the out of focus look, but you can still see my beautiful 91 year old Grandmother.....
Did manage to buy a new cell phone today with a blue tooth.....heard about the new cellular phone law? Not sure when it comes into effect? Thought I'd heard on the news that it was November, 2006, but maybe I'm just being uptight about it.
Anyway, got one now and hopefully will be used to it in the next week.
Had lunch at Cafe Allegro in Downtown Upland with my longtime Friend, Rene.
I will have a pic later.....Gotta get some more stuff done now....Have a restful evening, everyone!!

GOOD MORNING EVERYONE!!
It's been a busy morning already and getting lots accomplished.....finishing up on some client correspondence that I've needed to do for a couple weeks...so glad to have that on it's way "out".
Wondering if I will go on a field trip today and where to go?
Have the day out of the office and am waiting to do some stuff on the phone, but in the meantime, need to figure out what I'm doing with my person and where I'm taking myself.
Aren't you glad it's cooling off a bit?
Are your kids back in school?
Do you enjoy Fall Season?
I hope whatever you're up to, that it has a positive effect on you and the other people around you.

San Fran or Napa?
Yesterday I changed my sheets and was thinking this morning how nice it is to sleep in fresh, clean linens.....I usually change them a few times a week, and just got this new therapeutic pillow.....and then saw this weekend, that Costco has them for half the price. They are $20 for two....so I may be headed back there today.
Reminder: Everything you do can come back to you......always be kind, thoughtful and sometimes when it's the hardest to be nice, remember that while you don't owe anyone kindness or thoughtfulness, you owe yourself that ~ to treat others the way you would like to be treated.
I'm reading a book that's called, "The Wisdom of Florence" by Florence Scovel Shinn and it's very helpful in many ways about wanting a spouse, money, peacefulness, to heal from a debilitating illness or disease and many other things....I'd recommend it for anyone who lives in this crazy world we all call life.
Today I have lots of phone calls to make and straightening out of details to do. Hope to be fairly done or getting to the point of completion by 12pm.
Working on a few new listings and also planning a trip .......looks like it may be to San Fran....haven't been there in almost three years so that will be fun. It's a very charming city.....

Italian Bruschetta .....from Picconi's kitchen....
Was preparing dinner the other night and thought to snap a few photos to share it with you.....one of my favorite stores, Trader Joe's, has pre~made Bruschetta (sp?) topping...it has artichokes, garlic, other veggies and is in olive oil....you can put it in the frig if you don't use the little jar (see pic) and reuse at a later date....since it's in olive oil, it last longer in the frig....
After spreading the topping on the cut up bread, place in the oven, until warm and getting toasty ~ then serve and watch your company delight in the "gourmet" flavor!

caravan meeting.....
Friday's Caravan meeting....was a great turnout and also a really fun day for a few people......
First, William (Bill) Ruh, Government Affairs Director of Citrus Valley Association of Realtors was kind enough to join our group. (Thanks Bill!!)
It was great to learn little legal tidbits of what's being lobbied for Realtors and winning....especially the proposed tax for transfering of properties....etc....My Sellers are "THANKING" you too, Bill, for your support and voice for us.....
Then, Wanda, with Investor's Title, won the drawing and over $2,200 (!!!!) ...by drawing the Joker out of the deck.....Imagine my surprise....and excitement for Wanda.....Bill was on my right and Wanda on my left.....I felt "in the middle" of the highlights of our meeting and grateful to be there, also.

at Maggie's home on the golf course in Upland....
What was great was that it was a nice group!!

howdy!!
It's Thursday and all afternoon have been working on checking things off my list of "Things to Do"....actually all day. It's been a great day though.
When I logged onto the computer, yahoo had this link to an article about hating your job, when you know it's time to leave, etc. So thought I'd share with you....who wants to be feeling like they hate their job??? You can rent these and they will drop them off....allow you to load it, then you can call them, and PODS will come back and pick it up and store the trailer full of your belongings until you're ready to have it delivered to your new location.

Carmen, THANK YOU for inviting me....I felt privileged to be there among all the other people who seemed to be "who's who of the social circuit in Rancho Cucamonga"....we're all wannabee's, aren't we?? LOL
Here's also a pic of Karen.....We toured the model together and took this pic while there.....oh, if you do get a chance to view them...check out the courtyard ...it's got gates around it, it's got a fountain, outdoor fireplace (perfect for gatherings!!) and also a few balconies above overlooking it.....REALLY REALLY NICE.

to spend a few moments with a few very special people....Christine (Gorgeous....her alias) in first pic.....and Craig and Jenny Somers (she's a childhood friend and horse trainer/rider/equestrian extraordinaire!!)....
also, notice all the people gathering around the two tents of food and wine.
Food was catered by chefs at La Bellissimo and Spaggi's restaurants. Wine provided courtesy of Filippi Winery.
What fun....then hurried off to my listing appointment, where I convinced the Seller not to sell....boohoo!

The Villas at Monte San Savino
Hi Again!!
Finally got time to upload these pics and share about the Fabulous "Grand Opening" that was in Etiwanda, last Thursday, Sept. 7th.
Here are two pics of homes currently under construction there.....there was one model open.
The Villas at Monte San Savino is a collection of Tuscan Inspired Villas located in Etiwanda....it's North of Baseline on the East side of Etiwanda Avenue.....
It's a gated community and 22 homes will be there.....on generous sized lots...not half acres, as far as I know (?)....
As I turned the corner, on the third pic, you can see me approaching the Valet Parking that they had set up....it was really an exciting event with food and wine....from local chefs, vineyards and also instruction on food pairing, etc.

Real Estate Construction Spending Continues to Rise
The annual pace of construction spending remained above $1 trillion for the 24th consecutive month in July 2006, rising 5.1 percent to a seasonally adjusted annual rate of $1.2 trillion, according to a recent report by the U.S. Census Bureau.
Construction spending totaled $680 billion during the first seven months of 2006, up 8 percent over construction spending during the same period in 2005. The annual pace of total construction spending has remained above $1 trillion since July 2004.
During July 2006, residential construction spending declined 2.8 percent compared with one year earlier, standing at a rate of $637 billion, while the value of nonresidential construction activity rose 15.8 percent to a rate of $563 billion, according to the report.

Psychological Factors Contribute to Declining Home Sales
The housing market should continue leveling out in the coming months, according to NAR's most recent Pending Homes Sales Index (PHSI). In July, the PHSI stood at 105.6, down 7 percent from the previous month and down 16 percent from July 2005.
The index gauges home sales activity for upcoming months based on the number of transactions that have signed contracts but are not yet closed. A PHSI of 100 or more generally indicates a high level of homes sales activity.
"We've never seen a general decline in the housing market against a healthy economic backdrop where jobs are being created, the economy in growing and interest rates are favorable," said NAR Chief Economist David Lereah.
"Psychological factors are causing some buyers to remain on the sidelines, waiting for prices to stabilize or for more favorable news about the market and the economy. Contributing to this hesitancy is a lot of negative news stories, but in the end we believe that underlying market fundamentals will prevail."The PHSI declined across the nation in July compared with the readings a year ago.
On a regional basis, the PHSI was highest in the South, where it declined 11.3 percent to 122.3.
In the West, the index fell 20.3 percent to 103.1. The PHSI also declined in the Midwest and Northeast regions, falling to 93.3 and 92.1, respectively.

one of my favorite Italian Restaurants in town...
Today I was lucky to manage to get a "quickie" lunch in with one of my Realtor Friends, Maria.
It was so great to see her and visit and share and just enjoy the time together and great food.
Maria is a Realtor who works for Keller Williams Realty and also bought my listing in Alta Loma a few years ago. I didn't get time to "go see" what they've done to the home, but I can't wait, Maria, until we get to see all the great things you've done. It's sounds REALLY SPECIAL!!
Our Food Server, Ashley, was an absolute doll.....totally accomodating and actually allowed us a free dessert since we were celebrating our birthdays!! YEAH!! I'm picking mine up tomorrow, since it wouldn't last in the car with me the rest of my day....Hope I remember!!
Have a great night....have two more appointments/engagements tonight.....one's a Grand Opening of $1.1M+ homes in Etiwanda .....that have their own Vineyard and will have famous award winning chefs and also winemakers there tonight.....CAN'T MISS THAT!

At the office having a panini from Von's....Turkey and Havarti cheese....Have you tried them?

Hi There!!
How was your Labor Day Weekend?
Mine was spent doing work and clearing more in my home....SOLD lots of stuff and I just don't feel like I've had much of a "break" so to speak, but will at some point.
THANKS to those who helped me clear and hope you enjoy what you got!!
Today, I have been running all around town...things started early this am with termite stuff (tent going onto Loma Sola), then phone, phone, office, carwash, gym, and have been trying to go through my emails and put stuff I've had for a bit on my blog to share with you.
I have alot of errands to run still....and imagine that around 10pm tonight I'll be trying to relax feeling like I accomplished something. (hopefully!!)
Got my fliers out to Arroyo Vista (they look great!) and hoping to sell that home this week.....also, tomorrow am finally listing a property in Upland....we've been working on things since March, so part of me feels like my job should already be done....although we all know, it's barely starting!! It's a good thing ;)
Am also trying to get some pads out to neighborhoods that I've been wanting to throw them at....so hopefully this week!!
Have a possible new listing (had a 3 hour listing appointment) over the long weekend (yes, it was HOT TOO!!), and hopefully I'll be their choice to sell their home. It's near Baseline and Hermosa in Rancho Cucamonga....yes, Richard, hopefully this time, I'll put Rancho Cucamonga (you know what I mean!).....THANX AGAIN RICHARD!
Well, I want to chat more and still need to get some stuff done before my headache I've been fighting the past two hours kicks in.....Ciao for now and THANKS FOR YOU SUPPORT OUT THERE. I REALLY APPRECIATE YOUR REFERRALS AND YOU THINKING OF ME FOR YOUR REAL ESTATE NEEDS!

Mutt Muffs!! Plane Ride with Nicholas...

Thought you would all enjoy the latest Nicholas photos. We had a busy weekend - Nicholas took his inaugural flight and you'll be happy to know he did GREAT, officially receiving his "wings" as an aviator dog! You'll notice he's wearing a head-set ....because a dog's hearing is so sensitive, a female pilot (of course) developed a them for her dog so she could take him flying safely. They are called "Mutt Muffs" and just too cute!

I am not sure exactly how it works, but this is amazingly accurate.
Read the full description before looking at the picture.
The picture below has 2 identical dolphins in it. It was used in a case study on stress levels at St. Mary's Hospital.
Look at both dolphins jumping out of the water. The dolphins are identical. A closely monitored, scientific study revealed that, in spite of the fact that the dolphins are identical, a person under stress would find differences in the two dolphins.
The more differences a person finds between the dolphins, the more stress that person is experiencing.
Look at the photograph and if you find more than one or two differences you may want to take a vacation.

Baseboards Can Define a Room
Despite baseboards' lowly physical positioning in a room, they are a defining feature. Baseboards began as eye-catching works of art. After World War II, however, fancy gave way to inexpensive, one-piece trim. Fortunately, replacing baseboards is easy. Here are tips for your clients for installing baseboards that bring more elegance to a room:
Choose baseboard styles based on a home's architecture. A contemporary style would suggest clean, geometric lines. A more traditional house requires sweeping profiles with more lines.
To determine the amount of baseboard material needed, measure each straight section of the wall and add 10% for waste. Try to minimize the number of joints needed when baseboards are installed by purchasing the longest pieces possible.
Inspect all materials carefully, looking for wood that is warped or twisted, or has knotholes, dings and rough spots.
To prevent warping, bring the wood into your home one week before installation to acclimatize it.
It is best to apply a finish to baseboards before cutting and fitting. Remember, installation may result in dents that need touch-up.
If also laying carpet, install the baseboards first. Know the height of the carpet so the decorative elements of the baseboards are not hidden.
Before nailing the baseboard to the wall, drill holes in the baseboards that are slightly smaller in diameter than the nails. This will help prevent the nail from splitting the wood.
