hi there!
i'm finally starting to
feel, "caught up"!!
i got to dust my home
tonight, yes, windows
and stuff too
i even got to clean out
my outdoor fountain
tonight
also got my bills paid
and am catching up
on some client correspondence.
made a box to keep my files
in, so now i can transfer from
car to car or carry into my
office and keep things more
orderly (i used to do this, but
had stopped for a while)
so feeling good,
just about to address
and stamp my bills
then will probably
do a few more notes
to different people
will probably even vacuum
my home before i hit the sack,
but don't tell anyone i'm vacuuming
so late! gotta do it while have
the time and a little bit of energy
left.....must have been the cookies
i ate today!
lol
night you ;)

open house on coca & party @ stef's!
hi there!
yesterday had a great open house
(you could even call it a
'neighborhood reuinion'
with some of my previous
neighbors stopping by to see
the house and me....more for
the house, i'm sure)
who wouldn't want to see
or be curious about what your
neighbors house looks like inside?
(besides me)
being in the biz, i guess, i see
enough homes all the time
that i ~ well, that's not true, i do
get curious sometimes, just like anyone
else, what someone's home looks like
inside! why is that?
anyway, open house was about a c+,b-
and we did get a few people coming through
that i thought may really buy it, so we'll see.
after collecting all my signs, stopped
by diamond place to put my new fliers out
(they look so much better) and flagged down
a realtor who was showing the home down the
street that is nothing compared to diamond, for
$25K less....sure enough, he showed diamond,
then last night around 830pm checked back
with him and he said his client was pretty
interested. this am, i'm following up with
the seller and then we may be/hopefully
getting diamond sold. keeping my fingers
crossed.
an old friend, mervis, showed my turner
listing yesterday....left a message for her last night
and haven't heard yet what her client
thought.
once i was done running around for work
got some goodies at the grocery store
and came home, changed, then went
to my friend/client/best wedding planner
around ~ stef's house. it was fun!!!
her family was there and it was really
sweet of her to invite me. we had
yummy tacos, delish carne asada,
and carnitas that was seasoned to
perfection. the rice was also
really tasty. mostly i enjoyed the
'family time' with her family and all
the kids.....denise, her daughter in law,
made me a cool recording for my
phone....so anytime i get a message
now on my phone it says in denise's
voice:
"hello....pick up the phone,
it's your secret admirer,
pick up the phone..... it's me!!"
her voice is so hilarious that
it was funny and sweet....we
definitely had fun, and lilly and
trinie, and eri were all so adorable
stef, thanx for the fun and invite!!
that was a great way to decompress
after a long day's work.
ok, so this am, calling my seller
for diamond then the other realtor
who may do an offer,
then pic cd's for darlene
and also bringing my pic cd's
from coca (just in case), then
paying bills.....perfect motivator
before heading to work, right??
k, wrote a novel here, so will
let you go.....for now...lol
happy sunday everyone!!!!
thanx for your continued support.

please make me go to bed!
i'm finally an experienced
cd burner @ puting pics
on cd's, doing the labels,
etc.
went thru 10 cd's and then
realized that it wasn't burning
them right so when
people got home, they would
not be able to open up the pics
now, we're finally ready
printed up a few more things and
saw a new listing fixer vintage
home on euclid
any takers?
lol

hello!!
how was your friday?
did you get to do something fun today?
i worked all day
and got lots done
just burning cd's right now
for a slide show to give out
tomorrow @ my open house
(something new!!)
we'll see how it goes
very tired tonight
two offers that i wrote
this week have now
been accepted
so i'm really glad about it!
congrats to
candice
michael/jackie/kathy
thank you for the opportunity
you have given me!!
today tried to help
out as many situations
as possible
it was cool
watching everything
unravel
glad that eric is probably
going to be able to help
sean and stacey
yeah!!
also, got a lead
to possibly sell a
$1M+ home in upland
that hasn't sold as of yet
they are currently
listed with another realtor
i think
we'll see how this goes
my "goes see's" went
very well today
two in upland
one in alta loma
hoping to get them
when the time comes
paul may like the upland
one, it's just above foothill
and will be priced affordably
<$500K and near
red hill country club
the street backs up to it
this should be coming available
around the beginning of next
month....also a nice condo
near 14th and mtn ave
alta loma was off milliken
near fairmont
(above baseline)
will be low $600's
well, i'd better run
nightee night
great friday so far...
i'm having an energizing
day trying to get so
many things done
at once
and still enjoying
the 'fun' of it!
this morning
became the 'chair' of the
local broker/realtor caravan
for scheduling guest speakers
i'm really excited about it
did something like that in
college for the society of
accountants....actually my
official title then was
vice-prez, but what's a title,
right?
anyway, i'm excited about the
new position and am already
working on it....
gotta do a go see who's
running late, from her hair
appt. this morning (since 10am!)
....these things like
highlights in your hair
are also VERY IMPORTANT
THOUGH....
BYE FOR NOW
ENJOY YOUR AFTERNOON!!!
Hope to see mi3 with my sis today!
come on yvette, let's go!!!

math trick

Someone e-mailed this to me,
and I thought you could use
it on yourblog, if you like.
Here is a math trick so
unbelievable that it will
stump you. (It was cool!!)
1. Grab a calculator.
(you won't be able to do this one in your head)
2. Key in the first three digits
of your phone number (NOT the areacode)
3. Multiply by 80
4. Add 1
5. Multiply by 250
6. Add the last 4 digits
of your phone number
7. Add the last 4 digits
of your phone number again.
8. Subtract 250
9. Divide number by 2.
Do you recognize the answer?
THANK YOU RICHARD!!
See you manana..... ;)~

hi there!
good evenin'
how you doing tonight??
i'm doing well, just finished doing some research for
two possible new listings in upland
that i'm going to do a
"look, see" tomorrow
with the seller.
oh, feeling lucky that they'd
think of me knowing all
the connections that they
have....kinda in the biz...
hope it goes well
doing some extra marketing
on diamond place
tomorrow morning
@ the broker caravan
meeting
also getting ready for another
busy weekend
hopefully filled with
positive things??
need to follow up to
make sure the termite
work was completed on
palmetto
also did request for repairs
and response to it today
to the buyers of the property
on palmetto
there are alot of upgrades on this
unit and the sellers said no
to pretty much all the
cosmetic type repairs
that the buyers asked
for.....although they did
say 'yes' to a leak, if
there is one.
need to get the garage
drywall/firewall repaired
on that
will follow up on that tomorrow
too...hopefully my painter,
dear mr. kim, will be able
to do this sometime
next week.
don't think i'm getting
much activity on turner
right now....we are priced
maybe a tad bit high
although this unit is
ultra clean!!
well, i'm rambling
so i'd better say goodnight
tomorrow morning will
come early
saw papa and nonna tonight
and brought them
some chocolate covered
macaroons from claro's
nonna loved them!!
she was so happy
and looked really good.
papa did too, they invited me to
eat with them ~ soup, but already
had a dinner appt. to get to
also, dropped off some prizes to
yvette, and some macaroons!!
hope she got them before the
ants did.

ok, so here's the deal....
if you are wanting to buy
a home, wouldn't you do
anything you needed to,
within reason of course, to
ensure you got yourself
prepared and packaged
up in the best, most favorable
way possible, so the seller
would look favorably upon
your offer??
if you are selling a home....
wouldn't you want to know
information in regards
to credit, money in
the bank (or still have
to sell his/her/their
home?), and the
overall buyer(s)' ability
to close
the transaction ?
i think it's only common sense...
good luck with your deals
out there. ;)~

sex offenders housing discrimination clarified
According to an opinion recently rendered by California Attorney General Bill Lockyer, the prohibition against the unauthorized use of information on the Megan's Law Web site does not in itself qualify registered sex offenders as a class protected from housing discrimination under the Fair Employment and Housing Act.
Through the Megan's Law Web site, the Dept. of Justice provides access to information about registered sex offenders. The law, however, prohibits the use of this information for purposes related to, among other things, housing or accommodations, loans, credit, and employment, except to protect a person at risk or as authorized by law.
The attorney general was asked to render an opinion as to whether the prohibition against unauthorized use qualified registered sex offenders as a class protected from housing discrimination, and he concluded it did not. "Registered sex offenders may be subject to housing discrimination 'to protect a person at risk' and as authorized by 'any provision of law,' but for no other reason," according to the attorney general.
"Under the [Fair Employment and Housing Act], on the other hand, a claimant falling under a non-enumerated classification must satisfy the three-prong Harris test (citing Harris v Capital Growth Investors XIV (1991) 52 Cal. 3d 1142) to prove unlawful housing discrimination in the particular circumstances." The three-prong Harris test examines whether a claim of discrimination is based on a classification involving personal characteristics, whether the alleged discriminatory act at issue serves a legitimate business interest, and the policy considerations.
The attorney general's opinion in this matter is fully set forth on its Web site at http://ag.ca.gov/opinions/published/05-301.pdf. Opinions of the attorney general are not binding law, but they are entitled to great respect by the courts.

pending home sales indicate modest slowing ahead
The latest pending home sales data tracked by NAR signal modest slowing in the housing market over the next few months, according to a recent report.
In March, the Pending Home Sales Index (PHSI), which gauges home sales activity for upcoming months based on the number of transactions that have signed contracts but are not yet closed, decreased 6 percent to 116.2 from the reading one year earlier.
March's PHSI also fell 1.2 percent from February's upwardly revised reading of 117.6. An index of 100 or more generally indicates a high level of home sales activity. The PHSI declined across the nation in March.
On a regional basis, the PHSI was highest in the South, where it edged down 1.6 percent from one year earlier to 127.9. In the West, the index fell 13.3 percent to 111.
The PHSI also declined in the Northeast and Midwest regions, falling to 112.9 and 106.1, respectively.

termite issues
hi again
busy as a bee
trying to get all
the details handled
for this week
my book is looking good!
(btw, thanx richard for
your email!!!)
it's going to be a productive
week (i hope!)
had a great workout
biceps, lats, abs and cardio
what more could i ask for, right?
(someone to do it for me, maybe??)
lol
learning more about termites today
any time a termite inspector
inspects a property for termites
he or she is required by the
pest control board to
make the number #1 top recommendation
of what would be best
to rid the structure of it's current
termite infestation.
on one of my deals right now
the termite quote was very high
because of the 'heating' that would be
required in the attic and maybe a few
other places to try to rid the
structure of termites
well this ended up estimating at a cost
of $3,500 ~ which is ALOT!! (i was
even choking over it!)...and it wasn't
even for tenting.....and it was
for a condo, too!!
turns out tenting is out of the question
because it's a condo and you'd have
to tent the entire building and this
is a situation where the association does
not cover termite repair so each
individual condo owner, would have to
contribute...or at least cooperate
even if all the cost was being paid
for by the seller...that's why the inspector
recommended that the treatment
be performed 'locally' which meant
that the walls be heated and attic, etc.
so the cost was very high to the homeowner
well...here's what i learned....
apparently the pest control board also
does give their licensees the option
(if the seller asks how else can this
be handled?) to laterally make what
they term a "substandard" recommendation
to solve the immediate problem....
which may not really get rid of the
problem, but will band aid it ~ if you will.
what is one to do when in this position???
(especially if you represent one of the
buyer(s) or seller(s)!!)
there are no warranties on this
like there are on the primary
recommendation of repairs (normally
the warranty made by the termite company
is for a year after the work was performed)...
so....if it's not warrantied and the substandard
work ends up being what ultimately is done
(and we will be checking with all buyers/
sellers to the transaction, as well as the
professionals who are involved in the
transaction like realtors/lenders) then
then there is no warranty ultimately for
the new owner.....
interesting.....that at least they have
the lee way (sp?) although it's not
something they offer up front i'm sure
because who would want the work
done substandardly, right????
we shall see how this turns out
gotta scram....have to go
kick some bootee still today!!
busy as a bee
trying to get all
the details handled
for this week
my book is looking good!
(btw, thanx richard for
your email!!!)
it's going to be a productive
week (i hope!)
had a great workout
biceps, lats, abs and cardio
what more could i ask for, right?
(someone to do it for me, maybe??)
lol
learning more about termites today
any time a termite inspector
inspects a property for termites
he or she is required by the
pest control board to
make the number #1 top recommendation
of what would be best
to rid the structure of it's current
termite infestation.
on one of my deals right now
the termite quote was very high
because of the 'heating' that would be
required in the attic and maybe a few
other places to try to rid the
structure of termites
well this ended up estimating at a cost
of $3,500 ~ which is ALOT!! (i was
even choking over it!)...and it wasn't
even for tenting.....and it was
for a condo, too!!
turns out tenting is out of the question
because it's a condo and you'd have
to tent the entire building and this
is a situation where the association does
not cover termite repair so each
individual condo owner, would have to
contribute...or at least cooperate
even if all the cost was being paid
for by the seller...that's why the inspector
recommended that the treatment
be performed 'locally' which meant
that the walls be heated and attic, etc.

report of coachella from madonna sean
This is the report that I shared with those not with us...
What a night! We arrived at Coachella around 4:00 p.m. and I was amazed at how big everything was. The only thing I have to compare it to is the pictures of Woodstock.
There were about 10 areas where different artists would play...simply amazing! It was 104 degrees and very dry heat...the things we do to see our girl :)
I wanted to go immediately to the Sahara dance tent to see what I was in store for. I decided that I should just wait in the tent if I wanted to get a good spot for the show. They let 400 people that arrived at 11 a.m. in the pit, so I knew that was out of the question.
I was able to work my way right up to the barracades on the right side of the stage in front of a huge monitor...the only question was...could I stay there for almost 4 hours waiting for Miss M? Of course!
There were people passing out around us and we had to help lift them over the barracades to the marines who were serving as security. We watched the DJs...Kaskade and then Paul Oakenfold which were both simply amazing...I felt like we were at a great dance club with killer music!
By the time Madonna was due on, there were about 30,000 people from what the paper says today watching the stage...I have never felt so excited and scared at the same time! Finally at 8:30 (20 minutes late!)
...Madonna made her presence opening with Hung Up and saying, "It is so fucking hot." She had about 8 dancers with her including Miram, Cloud, Dawn, and the tap dancer from ReInvention Tour and then several others I recognized from her recent videos.
She then went into Get Together and she was looking so fierce. Long blond hair and her arms are ripped! She looks better than I have ever seen her.
After Get Together she played electric guitar for I Love New York where she said "(the actual f word) Off" instead of f off and then the line about going to Texas she said, "and you can s*** GB's blank!" It was so fierce!
When she was talking to the audience, someone threw water on the stage and she said, "don't throw water on my stage mother f'rs(she said the actual word, of course!)." She wiped it up and then threw the towel into the audience.
She then played guitar for Ray of Light which was amazing...I really hope that she does that on this tour...you will love it!
Let It Will Be was next with the video from KoKo playing in the background (her in the red dress).
She put her hands down (there) and then put them in her mouth...the crowd went crazy!
After the song she said, "Do you want me to take my pants off?" Everyone went nuts and she said, "I thought you would say that." Her costume dresser from the documentary came out and helped her take her pants off over her fierce boots.
She had on a purple leotard and put a purple boa around her neck. She then asked, "Does my *** look okay?" The crowd went nuts and she said it again..."I said, does my *** look good?"
She went into Everybody to close the show. What an amazing night! It was basically the KoKo performance with Ray of Light added as the 4th song. So great to see her perform with the dancers for 6 songs.
I thought that this performance would be an introduction or some numbers from the tour, but definitely not.
This performance did not give any previews to the upcoming concert which I am not even more excited about.
Hopefully there will be some photos posted on the internet so you can see how fierce her hairs looks...loved it! I wish that you could have all been her to experience the craziness.
